New Tim's is Nearing completion, as is the new roundabout at that intersection.

Wendy's to go in at other end of the parking lot.

This house stands alone on Belvedere Ave between University Ave and Mt Edward Rd. Originally, the sign said to be moved, but now I see it's approved for demolition.

Does anybody know if there are any plans for the Pickard building on the corner of University Avenue and Belvedere? It's been abandoned for at least 30 years. The owners apparently have no plan to do anything to the building other let it continue to be an eyesore with the city unable to apply any pressure on them to sell it or demolish it. Or so it appears.

No, the owners use it for storage, and I think the fire department uses it.
The NIMBYS in this city are quick to call new builds as eyesores, etc, but never mention unsightly properties. Look at all buildings on University Ave, from Provincial Credit Union to Chestnut St., the Borden Myers building beside Parkdale Pharmacy, Queen St and Kirkwood Dr, and many more. CRICKETS!
The Pickard land would make a great spot for 10 and 7 storey apartment buildings for locals, students and some green space left over.
Not going to happen in this century!

A few years ago I made a model of what a development on the Pickard land could look like. Would be perfect for ground floor commercial and student residences!

I remember in January of last year the city voted to board up 31 Kirkwood and called for plans of demolition if it wasn't brought up to code within 18 months (where the city would try and work with the property owner). The owner has clearly not done any work, considering they abandoned the property over 6 years ago. The city might be doing work behind the scenes, but I haven't seen anything happen publically.
It's a shame. The property is prime land for apartments! In between several schools, park space, transit lines, churches and commercial development. I would hope good use is made of this land, however I unfortunately see it being wasted when the Islander hating NIMBY's get it cancelled or scaled down to an extreme degree.
