I wonder what effect the international student thing will have on these developments. Ie: will there be many more to come or will it die out now. I also wonder what the vacancy rates are/will be for all these new builds.

I just wish the developments were closer together so that we'd have some good visual density.

1815 Pembina Hwy - Capri Flats update from April 2026

Quote:
PROGRESS UPDATE: The Capri Flats

Hollow-core installation is officially underway.

Just days ago, you could see the sky from the main floor; today, we’re standing on the third floor.

By using precast slabs, we aren’t just building for strength; we’re building for speed. These planks give us an immediate, solid platform, allowing our crews to move straight into vertical framing without the wait.

Once complete, The Capri Flats will be a modern 10-storey, 240-unit residential building along Pembina Highway, designed as a vibrant urban community. Thoughtfully planned suites, shared amenities, and landscaped outdoor spaces create homes that are functional, comfortable, and connected to the city.

240 apartments is a massive building. I think 308 Colony St, which is 21 stories tall, is 214 apartments. Pembina Hwy has some huge lots which make these large developments possible. Also nice that there are 2 CRU's on the main floor.

It’s definitely a massive building—I love the coined term “sidescraper.”

Despite disappointment over the reduced height of the Sutton Place Hotel project, the revised ten-storey building (24,876 m²) will be modestly larger than Capri Flats (22,938 m²) — a difference of 938 m², or roughly 4%.
