Amherst Commons apartments (134 units) updated plan scheduled for Zoning Board on 4/23/25. Replaces long-vacant and decrepit Amherst Bowling Lanes, East Amherst Street near Main Street.

Hertel Avenue mixed use apartments (52 units) approved at Planning Board on 5/5/25. Replaces restaurant, which was a converted quick oil-change shop.

DL&W Terminal set to become Buffalo’s premier Public Market

Track work on a new public Metro Station on the first floor of the former DL&W railroad terminal should be completed this year. Second floor work continues on creation of the market space, as well as completion of the pedestrian ramp.

Plans are for a year-round market place on the second floor, as well as outdoor access and performance spaces overlooking the Buffalo River. There will be train, car, bike, and boat access, with completion expected in 2027.

The terminal connects Canalside with the Cobblestone District, as well as access to the Old First Ward and Kelly Island/Riverworks. Since creation of the Metro, the former station had been used exclusively as a metro car barn and work space.

COMPLETED: Wood & Brooks Piano Key factory renovation and conversion to 55 apartments.

Long vacant ivory piano key factory, constructed in 1911, recently completed.

Downtown Buffalo: Updated North Aud Block design (251 units plus retail space in 3 buildings) at Canalside APPROVED at Planning Board on 6/30/25, with anticipated construction start this year.

Great to see all the proposals for Buffalo. This is little off topic, but does anyone have any sense how development in Rochester compares to Buffalo? I always think of it as being Buffalo's slightly smaller, slightly more white collar sibling. Yet, it doesn't seem to have much of a national profile. Is it also seeing a similar revitalization?

I have posted some updated "before and after" images of Buffalo taken from Google Street View, and linked below.

Streetview Buffalo - Side by Side Changes

So far as of December 2025 I have collected images from around 400 locations within the city limits that have shown changes on street view, including infill, replacements, restorations, conversions, and significant renovations.

There are still many streets where updated imagery is not yet available, as well as ongoing and future changes that are not included. I will update the linked image collection periodically as more changes are completed and street view images updated.

A little catching up to do here, all listed below are inside city neighborhoods.

COMPLETED: North Buffalo. Pan-American Square Apartments. 3-buildings, 150 units, constructed in a long-vacant former railroad ROW. Of note is just further down from the apartments the 3rd and final phase of Colvin Estates was completed totaling 127 new single family homes in the former ROW.

COMPLETE: Buffalo Outer Harbor. Buffalo Harbor State Park and Outer Harbor park improvements, including creation of new public facilities, improved shoreline protection, large splash park, plus seasonal vendor spaces. Future plans include addition of cruise ship terminal at the Michigan Slip.

OTHER PROJECT STATUS:

The North Aud Site project at Canalside (251 apartments in 1-12-story, 1 six-story, 1 one-story retail building) is scheduled to imminently begin construction, with all permits issued and worksite cleared. The site is adjacent to the Chandlery, across from Heritage Point. Once begun, there will be 3 active worksites at Canalside.

The Main Street Metro Rail line has been extended with the opening of the DL&W Station, located in the building where cars are currently serviced. Additional building work is ongoing to add entrances and access directly to Key Bank Center and the Cobblestone District. Plans for the upper floor use, previously announced, are on hold as there has been a change of contractor.

The upgrades of Lasalle Park, now called Ralph Wilson Centennial Park, have taken longer than planned and opening of the park will now be delayed until 2027.

Many, if not all, of the announced downtown projects by Douglas Development, aka Doug Jemal, have been cancelled or put on hold due to financial issues. This includes the Upper Terrace Apartments, Hotel Statler apartments, Mohawk Ramp expansion, Mahoney Building conversion, and all of the planned former Simon Electric building conversions ("Electric District"). Several of his properties are now for sale.

There are several other projects completed, ongoing, or planned throughout the city. I will try and gather more information and imagery and post later.
