Senators owner Andlauer part of 'all-star' bid for Château Montebello
The Fairmont Château Montebello was put up for sale in 2024 after its previous owners were forced to sell off their real estate holdings.

Ottawa Senators owner Michael Andlauer and Devcore Group CEO Jean-Pierre Poulin are part of an “all-star” team of entrepreneurs bidding to buy the iconic Fairmont Château Montebello.

Poulin confirmed he is part of the group with Andlauer and Le Nordik spa founder and CEO Martin Paquette, along with two unnamed real estate entrepreneurs who secured a bid for the historic hotel and sprawling 21-hectare property on the north shore of the Ottawa River in Montebello, Que.

Known as the world’s largest log cabin and one of Canada’s most storied hotels, Château Montebello was put up for sale in 2024 after Hong Kong-based real estate conglomerate China Evergrande was ordered to liquidate $245 billion in worldwide assets.

Evergrande had purchased the 211-room Château Montebello in 2014 as its first major investment in the Canadian real-estate market.

The hotel opened on July 1, 1930. It was constructed in just over four months under the guidance of Victor Nymark, a Finnish-born architect and master log builder.

In an interview Monday, Poulin said Andlauer called him in the last few weeks and said, “J-P, what about Montebello? And so I said, ‘What about Montebello?'”

Andlauer purchased the Ottawa Senators in 2023 for $950 million USD along with several partners, including Poulin’s Devcore Group, a minority owner in the team’s community ownership group.

“Part of (Andlauer’s) mission is to invest and increase the fanbase here in the Outaouais and in Gatineau, so this makes perfect sense to make sure that we step up and we don’t let this beautiful asset go to a U.S. potential buyer or another Chinese buyer who never even visit the property ever,” Poulin said.

“It’s in my back yard, I’m there 10 or 15 times a year and it’s very important for the history of the Montebello village,” he said. “All of this needs to be celebrated, and we feel we have an all-star group that can take this to the next level.

“Château Montebello 2.0 sounds great, but it requires a lot of love, understanding of the history, but also some serious investment,” Poulin said.

He said the chance to acquire the historic property was a “once-in-a-lifetime” opportunity.

Poulin said Paquette’s involvement was key to the bid as “one of the best spa creators and operators in the world” with Le Nordik in Chelsea the largest thermotherapy spa in North America.

“Le Nordik Spa is unique in the world. People don’t understand how unique it is and how lucky we are to have this in Chelsea, and I think we could have a version similar to this on the Château Montebello,” Poulin said.

He pledged to transform Montebello’s renowned 18-hole golf course into one of the top-10 courses in Canada by the time the hotel celebrates its 100th anniversary in 2030.

“I think we have the landscape and we have the partners. … We spoke to a very famous architect who would help us to redesign this as soon as possible if we can win the bid. But now we have to win this.”

The winning bid is expected to be announced on Tuesday, June 9 at 5 p.m.

“I hope that they’re going think it through and that if it’s not us, it’s a group like us that are doing this for the right reasons, and that’s going to celebrate this place, that’s going to keep Fairmont there,” Poulin said. “Fairmont is an amazing banner for this site and they’ve done a great job for the last few decades, the employees are used to that. So you don’t want to come in and rock the boat.”

At the peak of construction before its opening in 1930, 3,500 people worked around-the-clock to put together the Château and its outbuildings, which were made from 10,000 western red cedar logs.

Built on the north shore of the Ottawa River on an estate previously owned by the Papineau family, the Château first served as a private sportsman’s club and played host to bank presidents, wealthy businessmen, Hollywood stars and politicians.

Canadian Pacific Railway bought the property in 1970 and transformed it into a public resort. The Fairmont banner was added in 2000.

Château Montebello hosted major international conferences, including a NATO conference, a Bilderberg congress and the 1981 meeting of the G7, which featured U.S. President Ronald Reagan, British Prime Minister Margaret Thatcher and French President François Mitterrand.

The 21-hectare property offers skiing and hiking trails, indoor and outdoor pools, an 18-hole golf course designed by Stanley Thompson, a 100-slip marina, skating, curling and tennis facilities.

Colliers is managing the sale of the property and acting as adviser to PricewaterhouseCoopers, the court-appointed receiver of Millennium Golden Jiachen Hotel Holdings Ltd.

The site continues to be managed by Fairmont Hotels and Resorts under a hotel management agreement, Colliers said. Approximately $17 million in capital improvements have been invested in the site between 2019 and 2025.

Poulin said his group is led by two “very wealthy” Quebec-based real estate entrepreneurs who secured the initial bid. Both are under 30, Poulin said, and one grew up within minutes of the historic hotel.

“It’s a special place for all of us,” he said.

That would be pretty great. Château Montebello is a very nice place as it is. Would be cool to add a Nordik type spa to the property.

Between this and the Olympiques, it seems Andlauer is ready to make significant investments to get a foothold in the Outaouais. Hoping he can work with Gatineau to build a Sensplex as well.

Well he is from Toulouse, France so is interest in Gatineau isn't surprising in that regard. I wonder how many people know that on the other side. I am not familiar with the surname Andlauer but is that a very French name?

His wiki says who was raised by his single mother whom I assume was of Dutch origin. Van de Velde.

Grew up in Montreal from the age of 2 and was a part owner of the Montreal Canadiens, so lots of connections to Quebec.

This is a very bad picture, but the Starbucks is closed, the restaurant is closed, ongoing a major renovation, new/relocated signs on the podium and new vertical elements that are reddish in real life. Makes a pretty decent impact. I was afraid that after painting the pre-case charcoal, they were going to call it a day.

I didn't realize they were going to be adding rooms. This will probably eat up most of the $100-150 million they were planning on putting into the place. It's a bit of a shame cause the golf course could use at least $30-40 million worth of work to restore it and make it one of the top courses in the country.

With the cost of things nowadays, that does seem low considering everything they want to do.

Local bidders for Château Montebello disappointed their bid was not chosen

A group of local investors including Devcore president Jean-Pierre Poulin and Ottawa Senators owner Michael Andlauer is disappointed after losing a bid to purchase the Fairmont Château Montebello. On Monday, Poulin held a press conference in Gatineau to announce the news, adding that the successful bidder is a multinational hospitality group that is not based in Quebec. Poulin said he expects court-appointed receiver PricewaterhouseCoopers to make an official announcement in the coming weeks.

“It’s a very respectable and very respected group, with hundreds of hotels around the world,” he said. “We don’t know if they are Canadian ... They have offices in many countries, so we’re not sure.” Poulin was joined at the news conference by two of his bidding partners, Quebec-based entrepreneurs Edouard Wakim and Charles-Antoine Hallé of Elevate Real Estate. The group, which also included Groupe Nordik founder Martin Paquette, was prepared to pump more than $100 million into the property before it celebrates its 100th anniversary in 2030, Poulin told OBJ last week.

On Monday, Poulin said receiving the news last week was “a big shock.” “I was actually in Boston with the family. It was definitely a shock and not what we were expecting to find out. I was ready to crack a nice bottle of champagne open, but you know, it wasn’t the case. It was a pretty sad dinner.” According to Hallé, the group was among the top bidders, which made the decision even more disappointing.

“Only a couple of days before the official news came out we got the information that our bid was being considered among two or three other bidders and that our local narrative would make the difference because the offers were really similar to one another,” he said during the press conference.

“We’ve learned that what made the difference at the end of the day is probably the amount of money offered. Even though the three best offers on the table were really close in price, only a couple of hundreds of thousands of dollars have made the final difference.” Earlier this month, Poulin told OBJ the group had improved its initial bid “significantly” after PricewaterhouseCoopers gave qualified bidders “a last and final opportunity” to “revise and improve” their offers in June.

Speaking on Monday, Poulin said that, as developers, the group would have focused on improving the property and increasing its value while preserving its heritage. The group’s plans included a makeover of the marina and golf course and a new spa, as well as building another 125 hotel-condos next to the existing structure, raising the total number of suites to nearly 350.

While the group shared these details with the media, Poulin said it wasn’t able to include them in its bid to PwC. The bid could only include the group’s offer, proof of its ability to operate and of its ability to close the transaction, he said.

“We were never able to articulate our plan to PwC, so they couldn’t really judge us on the plan,” said Poulin.

Still, Hallé said he thinks the message did get across. “We’re glad that we took that direction and we also think (the media coverage) actually made a difference in putting just the right amount of pressure,” he said.

Hallé added that if the successful bidders want to work with local partners, the group is available to assist.

“The invitation is already out there for the new owners of Château Montebello,” Hallé said. “Edouard lives 25 minutes away from the Château. I live in Gatineau. We really specialize in and love taking properties that have histories that need to be told or retold. We’ve bought historic properties like churches, schools and also older homes. We take on projects that are close to home that feel right and this was definitely one of those projects.” The group is disappointed that the historic property will not be returning to local hands, Hallé said, adding that he hopes the new owners will take local interests seriously.

“For us, it’s an asset that is not only an opportunity, not only an investment,” he said, “it’s really about celebrating Quebec history and for us to share that with the population.” Built in the 1930s, the log hotel was purchased by Chinese property developer China Evergrande Group in 2014. In 2024, the company was ordered by a court to liquidate its assets after incurring US$300 billion in liabilities with no plan to refinance. The resort has operated under the Fairmont banner since 2000. Fairmont Hotels and Resorts continues to manage the 21-hectare property, which features 211 hotel rooms, skiing and hiking trails, indoor and outdoor pools, an 18-hole golf course, a 100-slip marina and other recreation facilities.

Very disappointing indeed. Doesn't mean the winning bidder will be bad though. We were disappointed when Remington and Ryan Reynolds dropped out, but ultimately Andlauer turned out to be pretty great.
