Nice, I did some work on that project. It's kind of bland, but will add some good density right by Old Town. I really like that are retaining the mid-century building at the center.

StrongTowns Oceanside made a good writeup on their SB79 Plan. and how it is not great . . .



As you can see, they completely exempted their Downtown. and did many exemptions all around.

Hello, we got our first and perhaps most important SB 79 writeup out. On Solana Beach. Solana Beach per the letter of SB 79 should apply, however for a unexplained reason SANDAG has omitted Solana Beach from their Sb79 map. This is something that they need to correct ASAP.

I was just at Civita and this is the first time I can remember that zero construction is going on at the site. Still a good 70 acres of flat graded land all ready to go and nothing... Is this a bad sign? Does Sudberry feel like too many units are flooding in to central SD right now that they want to hold off?

Regarding Solana Beach don't hold your breath. The only thing I can see there are some apartments being built at the Coaster station parking lot.

Regarding the Naval Information Warfare Systems Command site, Geisen pointed out that the facilities are “just gigantic open warehouses,” which he added are currently occupied only on the ground floor. Noted Geisen: “What we’re trying to replace is 1.7 million square feet of office space. We’re going to take about 645,000 square feet of that and move it off that facility to other bases in San Diego.” He added, “We have five alternatives for what we want to do with that property.”

Reacting to potential building height projections, one resident commented they were “horrified” that such heights were being considered in an area adjacent to the Interstate-5 freeway that some claim is already overburdened by limited ingress and egress off Rosecrans Street.

Some residents were surprised to find out the site is owned by the Navy and not the city of San Diego.

Several residents expressed concerns that a redevelopment of this magnitude, combined with the future proposed redevelopment of the old Midway Sports Arena, will lead to traffic congestion and over-densification of surrounding communities, including excessively long wait times accessing the freeway during peak hours.

This area needed to be rebuilt decades ago. What's another decade or two.

Re: Civita - I remember looking at townhouses here back in 2012. I agree it's taking way too long. The Riverwalk project will also drag out. The only massive project that went quickly that I can think of recently is 3Roots up near Mira Mesa.

Re: Solana Beach - I was at the Cedros Design District a couple weeks ago and I couldn't help but thinking what an amazing Main Street it is, but that it could use scattered 2-3-story apartments here and there, with shops at the bottom floor.

The combined forces of Mission Hills and Point Loma "we got ours" groups will try to get this pushed back, and back, and back. Meanwhile, passenger jets fly over their heads every 10 minutes.
