520 Sarnia Road - 8s (Approved)

Horizen Developments is proposing a 8 story apartment building just west of Sarnia and Wonderland road intersection. 129 units with surface parking.

Planning documents on the project page state that this proposed building will be geared towards students (as UWO is nearby).

Looks like Demo crews have started on the plaza building that is currently on site. When I was driving by they have half the building already demolished.

This is good news to see demolition started. Wonder if Horizon Developments has got a Detailed Site Plan application approved or a Building Permit approved yet? The other challenge is finding a general contractor who can build a low rise building. Might be looking at a fenced empty lot for a while.

most of the building is gone now. Drove past it this morning.

Well 2024 came and went and Horizon Developments hasn't done anything with this proposal. Like many other zoning applications the ability to follow thru and get a detailed site plan approved and a building permit isn't really part of the business plan it seems.

Interesting.... just checked the building permit portal and it looks like a site-plan application was filed in April 2022 (around the same time the zoning was approved), and a building permit was filed in July 2023.

If I'm not mistaken I think I saw a For Sale sign up on the fencing of this property. It might be up to the newer owner to eventually see this empty lot developed now. Who that might be time will tell.

The For Sale signs on this property now have SOLD stickers. Wonder who finally purchased the site and what their plans are for it. Will they stick with the new zoning or submit a new plan with different height and density?
