I think the DP suggested the developer hasn't decided whether phase 2 of Prior Place will be more rental residential, or office. I guess it depends when/if St Paul's builds out their permitted ancillary office space. There's no other office proposed in the area other than Nexus (strata). This 7-storey mixed use Arno Matis project near Granville Island looks like it's been shelved for a 4 storey office

I really wonder how Arno makes a living through the year with what feels like every project just being a rezoning or dev permit application and initial concept renders

I think his development company owned the two former ROW properties so maybe he's just focusing on the hotel project next door.

The hotel rezoning got approved on June 9th.

Isn't it quite specific to mention there will be an animal clinic on the ground floor?

It was on two floors, and the developer was Dr. Bhatia, who runs the Cypress Street Animal Hospital in Kitsilano.

Sounds like he sold that practice and opened in Richmond. No sale listed on BC Assessment so maybe he's still involved.

I mean,...... you still bill clients for rezoning development permit applications.

So if he's doing nothing else but that - but then doing like, 50 of them a year - .....he's still making a pretty good living, and generating a decent chunk of revenue.

Considering the fact that there are developers out there whose business model is simply to assemble land, get it rezoned and upzoned and possibly DP permitted for a high density project, and then re-sell the land and the project at that point for a profit without ever having any plan to actually build themselves,...

......you can see how an architect like Matis can make a decent business working with a stable of developers like that.

Not saying that that's specifcally what he's doing - just pointing out that it's a viable business plan for an architect to have, and through which to still make a good living.

FWIW a councillor got an update on the Cobalt Hotel/917 Main hotel project in April (another Arno project)

He's also doing a 11 storey social housing project at 109 East Hastings (might have been owned by the Sahotas at one time)

The Tesla service centre on Powell is available for lease in October so I assume they'll be ready this fall. Facade on the new building looks mostly complete on the Venables side.

It presumably impacts the showroom. Obviously the service requirements for Teslas are still growing, although we're now at the point that independent Tesla service businesses are setting up, so there's no longer a monopoly on service once a warranty has run out.

Some people on the forum are ideologues and choose the facts to meet the narrative rather than the other way around. Anyone with eyes who's watching has seen the rollout of the new Model 3s and Model Ys.

Tesla sales are currently way up, and the recent huge price reductions due to dropping the Chinese tariffs probably went a long way; Not to mention Elon Musk keeping his mouth shut for a while now.

Sure sales are up (during the biggest oil shock in decades? All EV sales are up), and I agree it's good to look at the facts, but I don't think it's unreasonable for CC to tentatively point to macro-data that's in the news about the direction Tesla is going that might be relevant to their brick & mortar decision making. The fact that they're shuttering half of their model production is one thing; evidence of their years-long corporate pivot towards self-driving, AI, and non-vehicular robotics is yet another.

And yes, Elon is out of the limelight owing not only to him no longer being an Trump administration advisor but also keeping his mouth shut about US domestic policy (and making jokes about Canada). Instead he's too busy ranting on Twitter about the foreign hordes destroying what remains of the noble Aryan race in Europe.
