Five levels of below grade parking, having vehicular access from the lane

The 49 space daycare is still included in the DP, but it wasn't noted in the description. It's on the fifth floor.

The rezoning report said the FSR was 9.7, and the height was 312 ft, so it looks like the DP is the same as the approved rezoning, but they've reconfigured the design to add a few units.

It's fascinating working in Ontario and encountering such strong resistance to even the contemplation of a child care centre anywhere but at ground level. I have a project in Kitchener with a 88-space child care centre as part of a new market and affordable rental building. That's a pretty large facility and the outdoor play area requirements start getting up there pretty quick. Early on in the design process, I suggested that we look at using the roof level, or at least the podium roof level for the child care centre and they looked at me like I was turning into asparagus. There was disbelief from the licensed operator that new child care centres in such locations are norm in Vancouver.

Sure enough, we encountered all sorts of challenges trying to shoehorn in regulation-compliant, let alone nice, outdoor play areas on what is still functionally a compact site.
