This one says 40 storeys (and 1350 units) on the website: https://mangahotels.com/residential-properties/

I was wondering about phasing. It seems the first tower is being built by itself, and while they did some excavation for the larger site, they didn't start the foundation for all 3 towers?

There was talk from them about getting a variance of some sort from the city to combine the podiums into one, but that seemed to disappear into the ether. Not long after that, Manga secured $150M in financing for the first tower, which they are building now. They said at the time they would build tower 1 to the original 33 height, and increase the 2nd and 3rd towers only.

Two thoughts: they may apply to build this tower to 40 if it seems viable...
And relatedly, as that would incur more cost, if the financing isn't there, we also may be waiting a while for towers 2 and 3.

Interesting, thanks. There are a lot of multi-tower developments now and it's hard to tell what the phasing will be like. It'll be annoying if some of these sites end up sitting half-built for many years, but then again a lot were empty lots to begin with.

I fear it's increasingly likely that towers 2 and 3 will be delayed.

Same for the multiple follow-on towers planned for the Little Brooklyn site after the first is done. I really hope I'm wrong, as that would leave a large ugly blank lot in a very prominent site.

It would be great to see the flatiron tower finally rise from the Preszler lot now that they've had two extra floors approved.

If we see the rental market slow down by the time a lot of these projects are substantially complete, it's definitely possible and even likely that the subsequent towers get put on the ice, redesigned to be smaller / higher margin, or cancelled completely.

Precast?

I'm sure this has been mentioned in here, but does anyone know if they're using precast concrete? I've just noticed how fast it's moving, and also noticed there is some paneling escalating up from the bottom. I wonder when the second building will start.

I was told a while ago that it was being done with pre-cast however I could never confirm it with someone I trust.

Judging by the multiple floors of shoring columns below the leading deck, it's cast-in-place concrete. Given it's a repeating floor plan and probably a small enough footprint to do the decks in a single pour, it is definitely a shape they can add a floor a week. I'm curious if they're using post-tensioning in the slabs, also.
