I thought it was zoned as a commercial property and had hopes for something interesting. Maybe a new Costco. But it looks like it’ll be another condo/apartment complex.

The last activity goes back to 2009 on this property. Nothing yet on the Planning website that would show layout or who owns it.

Good find @White737.... I see that one of them is a zoning application.... usually zoning applications get posted to that portal about a week before it gets posted to the planning applications page along with a complete package (https://london.ca/planapps).... so hopefully we will see some renderings and a detailed plan soon.

The official zoning application has been posted on the city's website. These lands are at the northeast corner of Fanshawe Park and Highbury.

Drewlo is the landowner, and they are proposing a subdivision with two new streets, commercial, apartment buildings and townhomes.

Planning application page: https://london.ca/business-development/p...planning-applications/1454-fanshawe-park

Planning application notice: https://london.ca/sites/default/files/20...20Park%20Rd%20E%20-Notice%20of%20PPM.pdf

There are 4 blocks proposed in this subdivision. Three medium-density blocks, and a small commercial block (labelled as NSA3).

Proposed for the northeastern block:

Several townhome buildings, three 5-storey buildings, three 6-storey buildings

Proposed for the southern block (fronting onto Fanshawe Park Road):

4 towers (15 stories, 13 stories, 12 stories, 10 stories)

There are no concept plans submitted for the eastern residential and eastern commercial blocks.

These reports were submitted by Drewlo:

Ah so its Drewlo after all. We are safe to assume this will be built then as they at least are a real developer. Now I wonder if they will build the Wellington and Bradley 5 tower project together with Auburn prior to this subdivision. They also own most of the lands north of the commercial development up to Sunningdale Rd on the NW corner of Fanshawe and Highbury. They have a subdivision planned for those lands as well. And a new elementary school is already under construction there.

I was expecting more commercial. They’ll need to add some lights at Blackwell and highbury. And then add some advances at Fanshawe and highbury. Maybe a light at rob panzer and Fanshawe.

Drewlo has already filed a building permit application for the construction of the first 5-storey building at the northeast corner of the site.

This still needs to be voted on by Council in late July.

I don't believe I have ever seen a building permit filed for any development before Council approves it.

Drewlo buildings are sure to generate excitement with their bold, fresh designs.

Now that's being pro-active....

At least Drewlo is a real developer and builder of things and although they take their time doing the actual construction; they get them done eventually. Compared to the many land speculators who get property rezoned but will never move onto a Detailed Site Plan and Building Permit because they have zero interest in doing so.

I was hoping they would start on the co-development Century City 5 tower project with Auburn at Bradley and Wellington St. when they complete their current two mid rise buildings.
