Are there excess spots in this lot for current building?

I suspect the addition of 3 lower levels still doesn't get them to a 1 to 1 ratio of parking spaces to units in the 25s tower. Considering some tenants may not own a vehicle that will probably work out. Also they likely need to have visitor parking spaces which will probably be on the surface. I wonder if they will wire up the 3 levels of underground parking for EV charging and at what ratio. Not sure if the Ontario building code has been updated yet to require EV charging in new build buildings and what ratio to units would be required? The current vacancy rate in this building is huge and they need to address the parking ASAP.

Have now got forming for the stairwell roof up. Forming for the parking ramp entrance cross beam has also started. They are backfilling the east side L1 walls to bring it up to grade with the remaining surface parking lot. The tower crane will likely be removed soon.

Have started parking cars on the ground level of the garage. Have removed the old pavement on the east side and prepping to repave it.

They have now poured the concrete curbing for the east side surface parking lot. Should see grading and pavement very soon. I'd be surprised to see a tower built on the east side any time soon. Maybe in the 2030's.

They have now installed the parking garage doors and have the concrete bases for the light poles poured. Should see the lights installed soon and the pavement on the east side surface lot.

Paving contractor installing asphalt on top of the new parking garage today. Still alot of cars parked on the dirt base of the east side of the lot. Imagine they want to get the pavement on top of the parking garage so the cars can move over and the east side can be paved ASAP.

Pavement now completed including the east side surface lot. I'd be very surprised to see any proposal on the east side surface lot for many years. Now that they have parking it will also be interesting to see vacancy rate on the 25s tower moving ahead.

Ayerswood Developments has updated the website for this building called Clarence Square. Offering underground and surface parking spaces plus gym room and choice of 1,2 and 3 bedroom units.

Final black paint touch ups on the wrought iron fencing around the refreshed surface parking lot. New landscaping installed and paint on the entrance to the new 3 level parking garage.

It's unlikely we will see another tower be built on the east side of the parking area for many many years to come.
