Absolutely, I think that's been my mentality behind if (I) were to do anything, it would be get rid of the E-W roads. I think if they kept Columbus - make it not a little over a mile of just straight road and curve it to slow people down (urban planning 101) lol.

I have always thought that if they lowered and covered LSD and Columbus in Grant Park, made them express from Randolph to the north and Roosevelt Road to the south (maybe with an exit on Jackson), and nuked all the other east-west streets it would turn Grant Park into something amazing.

Zoning app is finally out for the giant Northwestern Hospital lot in Streeterville (y'all know the one I'm talking about)! There's been a height increase from last years plan, now it'll be 426 feet. With how wide this building is, it's practically a behemoth

Erie x McClugh x Huron x Fairbanks | 426 feet | 3 levels of underground parking, but no word on how much | Perkins&Will

Yeeshh. Looks so bland, I can't imagine a fancy render making it more...something.

Isn't this a proposed hospital expansion?........ I don't think we should expect crazy architecture here.

Looks like there's a landscaped plaza carved out at the corner of Fairbanks and Erie, plus some replanted "meadow" fronting McClurg (public access unclear).

It is part of their expansion with this new hospital.

I don't think 'crazy' is the operative word here...I'm thinking more 'good architecture'

Edit: Urbanize Chicago has lots of new information and fancy renderings of the new tower. It looks decent.

Also, the prairie space on the east side of the site is listed as “future clinical development”


Quite a long timeline. Supposed to start work later this year with work spanning all the way to 2031

I like that they placed the park/plaza in front of the American Furniture Mart to give it some breathing room and allow for more open sightlines and views. Streeterville, especially around NW hospital, can feel so sterile with all the steel and glass. The AFM adds a nice bit of contrast, so its nice that they are not hiding it with this new hospital building.

I'm guessing that open space is temporary. One of the overhead slides labels it as a "future clinical development." No idea about timing or how tall it will be.

Ahh, F. Yeah figures they would land bank it. They know they are in a very constrained and almost fully built out area. They aren't going to leave any empty land on the table.

Aren't there plans to build on top of the Simpson Querry Biomedical Research Center just to the north of this new development? Or did they already do that?

Maybe, but wouldn't that be part of the zoning ask? NW has the option to vertically expand Simpson Querrey, and the unbuilt tower phase was featured heavily in the PD application.

Yeah, in at least some of the renderings, there does appear to be at least decent articulation in the facade, which would be be enormously helpful for the end result. Honestly it's a little hard to tell for sure how detailed it will end up being. Regardless, it's a clear step up from the likes of Galter, Feinberg, Lavin Pavillions.

I'd assume it would be. I'd be surprised if this one is designed for vertical expansion. It is of course designed for 'horizontal expansion' in a way - on the eastern third of the overall site.
