I want to thank the photographers and local businesses, sharing updates on projects, who make this thread possible. Without you, these updates won't happen. I don't make any money from this and these updates are to share, with both locals and out-of-towners, what is happening in the city they love. Many people reading this are far-away and this allows them to see the projects. If you can, please support any local businesses or follow social pages sharing photographs and thank them.

Could another big apartment development be close to starting? New signage downtown? A growing mega site! And so much more! Lets get updated!

The Herald Condominiums:
The Herald at The Grounds will have 22 luxury loft-style condominiums above retail spaces. Completion is set for late-summer 2027.

Conrad Hill Mega Site:
This project is growing in size and now meets the State qualifications for a mega site. An additional 109-acres will be added to the over 1,000-acre site.

Center for Cytocentric Technology: Built!
This project is completed! BioSpherix has modular and portable environmental control systems on the third floor of One Technology Place (in downtown Winston-Salem's IQ District) to regulate the processing environment while reducing contamination risk, using products such as precision gas controllers, incubator sub chambers and its xvivo system. This allows cells to remain, from start to finish, in environments calibrated to the settings needed for research validation. BioSpherix is also working on workforce development through a collaboration with Carolina University and would like to expand this with Winston-Salem-area high schools, colleges and community colleges. The company created XvivoEd for high school students to do bacterial lessons and the company would like to expand into commercial partnerships. Their plan is for life science companies around the world to take advantage of the capabilities of their new downtown Winston-Salem facility

Downtown Amphitheatre:
The site developers are leasing from the city will have an expanded artist village, with back-of-house operations such as dressing rooms, restrooms, and catering space. It will only be used for the amphitheatre and won't be leased-out during the off-season. To make the investment worth it and prevent problems in five years, they need the longer 30-year lease I reported on last month. That lease will be $1,000 for the first five years and will be adjusted annually based on the Consumer Price Index. Construction will start next month, with completion set for April or May of 2027. Again, all of this will be ground-up construction and not modular or temporary structures.

1803 Distillery Restoration: Built!
This project is now completed. Sadly, we didn't have many photographs of the restoration of this 223 year old building. It is the oldest distillery in North Carolina and one of the oldest in the United States.

Loewy Building Apartments & Retail:

A look at this adaptive-reuse project, converting an Art Deco office building to apartments and retail:

N.C. Museum of Art - Downtown Winston-Salem:
The North Carolina Museum of Art in downtown Winston-Salem will open July 16, 2026! This summer, directors will bring visitors, artists and organizations together at the new downtown art museum to spark creativity through a variety of programs, such as outdoor concerts, vinyl nights, and exhibitions. The first of these events is called “Unboxed,” and will feature North Carolina artists who’ve contributed to the museum’s Portable Gallery program.

Plaza Building:
We could see new signage, soon, at Reynolds' North American Headquarters. Burchette Sign Company will manufacture and install three new signs for the downtown building. It's about time for a refresh. The current signage was installed in 2016.

The Byrum Apartments:
Chaucer Creek Capital and their development partners have hired Kingdom Demolition to demolish the former Carpet Warehouse Building, at 923 North Liberty Street, as they prepare the site for The Byrum Apartments. Maybe this apartment development is close to starting? I guess we shall see. A few years ago, both The Byrum and Brookhyrst were placed on hold by this development team, due to inflation. I think work restarting on the Innovation Quarter (Eye Institute) is likely playing a role, but that is just a guess from me. This apartment building, in my opinion, is best located to benefit from workers and students at the new Institute.

New Tenants/Leases:

The former Holy Trinity Full Gospel Fellowship Center, at 5307 Peters Creek Parkway, could become an indoor kennel. The church was built in 1965 and offers two floors of space for their proposal.

The Blanchard Institute will open in the office building at 1201 North Martin Luther King Jr. Drive, on the northeast side of downtown. Brock Builders & Construction is the general contractor for this project.

A 3-bay Valvoline Oil Change Center will open on the other half of the former Bank of America site, located at 698 Hanes Mall Boulevard. Peadon Finein Architecture will be the architect for this roughly 3,500-square-foot project. As a reminder: A small drive-through coffee shop will open on the other half of the site.

Shields Inc., is moving to a new office on the third floor of the 1100 South Stratford office building.

SOAR Academy is considering opening in the Liberty Plaza office building, downtown.

Phil's Tavern will open in the former Vincenzo's space, at 3449 Robinhood Road. Wilson-Covington Construction will be the general contractor for this upfit.

Guthrie's Golden Fried Chicken Fingers will replace the Wendy's at 6400 Sessions Court in Clemmons. This will be their first location in the Triad and second location in North Carolina. Columbia Development is the developer.

Charter Medical Expansion:
Charter Medical won a BioNest Grant to expand their research and development operations at One Technology Place in downtown's IQ District. Their work involves cold chain logistics, by developing medical devices and single-use devices to store, filter and deliver therapies and biological fluids. This expansion will construct new laboratory space with expanded testing and validation capabilities that use these services. Currently, Charter Medical employs 165 workers in downtown Winston-Salem. No word on how many workers they will have after the expansion.

Creative Corridors:
After several years, this (Invasive Hope) art project is finally completed! Look for a ribbon cutting on June 9, 2026.

Union Training Facility:
The International Union Operating Engineers Local 465 has proposed a training facility for industrial and construction workers. The 71-acre site is located near the State Route 8 and Badin Lake Road intersection and would have a classroom building, along with a garage and training area for heavy equipment like an overhead crane, forklifts, excavators, skid steers, and bulldozers. This proposal would operate an apprenticeship program at the site. The training includes workplace safety, maintenance, heavy equipment operation, crane operations, and construction.

Interstate 74:
This project is scheduled for completion in April 2027.

Has anyone heard much about the apparent proposed skatepark and playground between 7th and 8th and Spruce and Marshall? I found a picture in the WSJ, but can find no article.

Construction is progressing on the new strip shopping center in the AMC Hanes Mall Blvd parking lot. A Freddy’s Frozen Custard and Steakburgers is rumored to be among the tenants.

Thanks for the update, Matthew. I really hope construction on
the Byrum apartment project begins soon. That project can really enliven that corridor of center city and could spark even more development in that area. It also will be highly visible along US 52 and improve the aesthetic impression on travelers. With a recent growing feeling that downtown has stalled, center city really needs some big new development to get underway.

Curious to hear people’s thoughts on the downtown curfew proposal for teens. The discussion on social media doesn’t appear to be productive and we seem to have a pretty reasonable group here. I think it’s probably for the best, but open to change my viewpoint.

Phil's Tavern shares its NC-SOS registered address with Mission Pizza Napoletana. Assuming it's the same owner that could be exciting news for Winston-Salem given Mission's national reputation and Peyton Smith's James Beard recognition.

Unfortunately, teen curfews are necessary. TikTok teen takeovers have sown destruction and tragedy nationwide, including in Winston. Hundreds of cities have some form of underage curfew. Downtown is already reeling from closures and stalled projects. Crime and disorder, largely fueled by youth delinquency and angst, threatens to undo decades of progress the city has made in making downtown a vibrant and thriving district.

I don't think I'd go so far as to say downtown is reeling. I'm there quite often and just had dinner there both Friday and Saturday night and the activity was very high. Just walking around the restaurants and sidewalk traffic were busy (we ate at Oh Calcutta one night and Bernardin's the other - and both were packed). We actually had trouble getting a reservation earlier than 7:45 pm on Saturday night at any restaurant. I'm actually encouraged by the sheer number of restaurants we have downtown.

All that said, we were not there late night and from what I've heard about the teen meetups I do think adding a curfew is a good idea. Large groups of kids out downtown late at night just seems like asking for problems.

I live and own in DTWS and obviously have a stake in it and often err on the side of positivity. I've been enjoying DTWS since the late 80's. I'm OK with the curfew. The two articles I read didn't mention it, but I assume that with parents it doesn't apply. I hate that as a city we are creating so many teen curfew area's. What are they supposed to do? But, I also know that there really isn't anything for a 15 year old to do downtown after 10:00pm.

I also know that there was a larger incident at Wrong Number recently which was "adults". It isn't all kids, and people are gonna be stupid sometimes. Honestly that's part of living in a populated area. I'm not saying it's good. I'm saying it happens and Winston is far from alone in this problem.

My belief is this will give police an option to question young people. WSPD especially downtown are pretty accommodating and want to let people have a good time. I'm also OK with parents being held responsible. I don't want the parents to get a misdemeanor charge because John said he was gonna go to Marks house and they wound up as a group of 20 kids downtown. But parents only get the "I didn't know" out once. I have no idea if that works legally, but I was a kid and ummmm yeah.

I also think alot of the angst is social media warriors who amplify their concept of what it's like vs reality. Bad stuff happens and I'm good with the curfew, but I think the demise is exaggerated.

There are definitely a ton of social media warriors who have never set foot in downtown Winston that are constantly stoking fear. Generally aligns with a certain political perspective.

That seems to confirm the big rumor at the time Vincenzo’s closed. Would love to see what Peyton could do with a Tavern concept.

As time approaches for opening I 74 from existing I 74 north to the open part north of I 40, I reiterate that the orphened part must have an Intestate designation as is done all around the nation. I suggest I 474. I am mystified as to why NCDOT does not think this important and W-S and Forsyth officials are impotent on such matters. This is important but I have found no mention anywhere in anyway. The orphoned section cannot remain as I 74, and so will NCDOT simply ignore it or ridiculouly assign an NC State route. I hope the importance of signing the orphoned section a 3-digit Interstate is realized - AASHTO approval is required!

Now, I 74 continues almost 2 mi straight to I 40 past the new version. When the new beltway version opens soon, I 74 will turn north at a major new interchange about 2 miles before its current junction with I 40. This orphaned section needs a 3-digit Interstate designation - very important!

I’ll post a map if I can figure out how to do so.
