Damn, if this pulls through this will be one of the biggest surprises and definitely not on my bingo card for 2026. I for sure thought this project was nearly dead.

This is HUGE news......

I had pretty much written off any real significant new office towers in downtown given the ongoing stubbornly high office vacancy rates in downtown...... This must be one of those scenarios where you have a client that wants shiny new Class A space in the West Loop where the rates for that type of office space are probably much lower.

An interesting story of localized demand for office space in an environment that has towers in downtown selling at massive discounts......

It’s really a polarized market between High end class A and then everything else. This and the onni renovation project on LaSalle is basically going to be 2 million sf of new class A space.

I have to assume this is easily going to top 500ft - a massive new landmark building anchoring the Halsted/Randolph corridor. . . hopefully this will incentivize continued development of the vacant parking lots east of the expressway. . .

Yep. the Crain's article mentions that even though the vacancy rate for all downtown office space is at a whopping 23.4%, it drops to 11.4% for class A space, and it's even lower for upper floors of class A.

^^ Looks nice. I did a floor count estimate, and it appears to be 45-46 floors. At 13' floor-to-floor, my rough estimate is a height of just over 600'.

Looks like the so-called "flight to quality" is still real, provided you have deep enough pockets...

Crain's lists the height as 45 stories. The earlier version of the tower publicly presented to the city was 41 stories and 665 feet tall. Floor heights are obviously a variable, but I would assume the current 45-story plan would at least reach 665 feet -- maybe closing in on 700 if floor heights remain mostly unchanged.

The article mentions that they aim to start next year (pending a construction loan, which should be much easier with SA on board) and deliver in 2030.

Yeah that height estimate seems logical. Hard to tell from the crown/mechanical floor, but mid-600' makes sense.

No explicit word yet on whether they are still planning an Equinox (or similar fitness offering) on the lower floors. The new Equinox location at nearby 919 Fulton may have complicated things.

Awesome news!! This has long been my favorite proposed tower design in the city. The setbacks, the black metal, the way it slots neatly around the historic buildings on Halsted, it's an extremely Chicago building.

West Loop will feel much more contiguous with the rest of downtown-- this huge empty lot right next to the broad expanses of Randolph and the Kennedy makes it feel really far away and disjointed rn. With a giant office tower anchoring the corner, it'll feel like a natural continuation. It'll also totally dominate the skyline view from Randolph, which is currently a bit boring due to those four blue Goettsch towers on the river.

This rules. Fingers crossed.

Fills up the entire block (other than the historic buildings, replacing all the parking lots and the drive thru bank. I think the design looks pretty solid too. Wishing this project success and quick financing!

It seems to be the same number floors as in this diagram, where it was supposed to be 700 ft. So I guess it just has tall floors
