I noticed that recently also. I hope they’re not just repaving. I work in a nearby building. I sometimes walk by. I’ll update if I see anything on my lunchtime walks.

"Intersection Development has applied for a demolition permit for a former radio station building at 840 N. Central Ave. in downtown Phoenix to make way for the Atari Hotel. Designed by räkkhaus, the $124M project will include a 91-room hotel and 60KSF of entertainment space on a 1.6-acre site. The developer is continuing to raise project funding and must begin construction by June 30 under its licensing agreement with Atari, subject to extension provisions."

Sounds like we'll know if this project is legit by the end of the month.

Didn't realize these 3 were all bought up by the same company. Hopefully they actually start moving on this.

As I have stated before, the need for park-and-rides was overestimated when light rail was first built -- not because light rail isn't well utilized, but because more passengers connect to light rail via walking, bus, or bike than anticipated. Two decades ago, planners understandably feared that in a city too often stereotyped as a "car town" that light rail wouldn't work without abundant free parking in numerous locations. Fortunately, they were at least partially mistaken, and now redevelopment of underutilized park-and-rides therefore makes sense -- not only because the land can be used more productively, but also because putting more housing along light rail can increase ridership and decrease car dependency. That said, maintaining them at the termini and key locations where they can attract riders from different directions than where the tracks go still makes sense because even if they aren't full on a daily basis, they are very useful for special events. The Central/Camelback one was full last weekend during Fan Fusion, largely because it's the most proximate park-and-ride for the north central and northeastern parts of Phoenix.

They had a big exhibit at Fan Fusion. It was a mock "bodega" were they sold Atari-branded merchandise and solicited investors in the hotel. I hope that doesn't mean that they don't have financing in place yet.

PHOENIX (AZFamily) — An 11-story gaming, hospitality and entertainment hotel inspired by the Atari video game brand is planned for Roosevelt Row, set to replace a building that has been part of downtown Phoenix history for more than 70 years.

The project would demolish the former radio station building at Central Avenue and Roosevelt Street — once home to some of the Valley’s most recognizable stations. The building is set to be demolished by the end of the year. The Atari Hotel is expected to be completed by 2028.

Plans for Atari Hotel worry residents over Roosevelt Row's identity if the district is growing and changing,” Frankie Valverde said. “Maybe it’ll bring some more people, more business and stuff for like these little restaurants and shops.”.

Supporters and critics divided
Supporters say the development will create a one-of-a-kind destination and bring new entertainment and investment to the area. Some locals said they were open to the change.

“It takes away like the studio creative spaces and stuff, but at the same time, it’s like it’s part of the city growing and changing,” Frankie Valverde said. “Maybe it’ll bring some more people, more business and stuff for like these little restaurants and shops.”

Artists and community members push back
Others in the arts and music community say the project represents a broader loss of the culture that defined Roosevelt Row.

Briannin Gross, a booker and promoter, said the district was once driven by local artists, musicians and creatives, but that character has been shifting.
“It was very autonomous, locally driven art space,” Gross said. “But then that attracted investors, developers, businessmen, the nightlife district.”

Gross and others said the conversation extends beyond a single hotel project.
“It’s sad to see that history erased,” Gross said. “We want Roosevelt back and the hotel getting built is just a huge sign of us losing it.”

Valverde, who works in the area, said she wished developers would take a different approach to the site. “I wish they would like just renovate what’s there and maybe just do something cool that kind of fits this area a little more than like this giant gamer hotel,” she said.

So keep something that ISN'T being utilized instead of something innovative? Let it sit and do nothing just so some can remember the past. If they have the money to renovate it and make it cool, go for it, but don't stand in others' ways!!!!!

Chase Tower

This isn’t much of an update but it’s nice to see something on this stalled project.

Recently, Lynette in Phoenix asked about Chase Tower:

This building has been fenced off for years. What’s the plan and timeline for whatever is happening with this spot? The fencing blocks the pedestrian walk signal at the southeast corner of Central Avenue and Van Buren Street, plus it takes up much of the sidewalk that makes it difficult to walk around. Is it against city code to impede the public sidewalk like that? Whose responsibility is it to fix this building right in the center of our downtown business core?
The short answer: The plan seems to be to renovate and find new tenants. But the details and timeline for the project are murky. And that fence? Yup!

The longer answer is this: Chase Tower’s last tenant and namesake, J.P. Morgan Chase, began moving its employees and offices to a new corporate campus in 2017. By the end of September 2021, they were completely out. It’s sat empty ever since. As the tallest structure in the state for more than 50 years — although not for much longer! — that emptiness is noticeable to say the least. (Just ask this sorely disappointed Redditor.)

It’s currently owned by real estate company Viola Lordsmeer LP, which bought the building in 2018. Viola Lordsmeer is owned by billionaire and Florida Panthers owner Vincent Viola. JDM Partners was in charge of the building’s redevelopment and has a photo of the building on its website, but no other info about the project. As of 2025, the building had been gutted, and the plan was for the tower to have a hotel, office space, residential units and commercial businesses. Things were supposed to maybe really get going in 2026, but we’re in 2026 and the year is halfway over, so….

The city’s Planning and Development Department didn’t have any updates, which means there’s nothing in the pipeline zoning-wise. Gregg Bach, a spokesperson for the Phoenix Department of Community and Economic Development, said the city is in touch with JDM Partners about the project and is working with them “to attract potential tenants to this important downtown redevelopment project.”

Bach told New Times to contact JDM Partners for more information, but JDM could not be reached. New Times also reached out to Viola’s representative, who said he’d look into the issue but hasn’t otherwise responded.

It does seem plausible that something will happen in the next few years, at least.

The Department of Community and Economic Development mentioned the property in a recent update on the Entertainment District presented to City Hall in April. It listed Chase Tower and its parking garage as possible real estate “activation” opportunities. While the development “reinvests in the Tower to attract new tenants, additional investments should better activate the quasi-public plaza surrounding the building,” the plan reads. It suggests attracting food and beverage businesses and adding shade infrastructure. The tower was a medium-term goal for the department, with an expected timeline of the next three to five years.

As for that pesky fencing: After New Times reached out about the issue, Phoenix Street Transportation Department spokesperson John Trierweiler said the department sent out an inspector, who “did notice some areas where the fencing could’ve been creating a trip hazard for pedestrians.” He added that the issue has been fixed.

So, while we can’t help fill up Chase Tower, at least we could help you with that, Lynette.

Thanks for the update...it would be nice if the owner can still maintain the exterior and plaza of the building. I drive by it often...and it is certainly starting to look rundown and dirty. Some of the glazing has plywood boards.

Once thing for sure - the exterior skin needs upkeep, including the white fin at the south. No matter the future use - the glass look will probably remain...so it can be done.

You can better the chances to attract tenants if it looked somewhat functional and not dilapidated.
