1378-1398 Commissioners Road West - 6s (Approved)

Tricar is proposing a six-storey apartment building, with 67 units, in Byron on the south side of Commissioners Road between Reynolds Rd and Stephen St.

This building would replace five single-family houses.

As I mentioned on the Boler thread, neighbourhood opposition is planning to go out in the area this weekend getting signatures opposing this project. The person fronting the opposition on the Facebook group seems willing to accept 4 floors but not 6. Surprisingly they are getting a bit of pushback, in both directions. Naturally some people don't want the houses to be gone. Others say what's the difference from 4 or 6 when there are already 2 buildings at 5 across the road. One person called this building "imposing" and felt for the poor kids at the school that won't ever see the sun, even though the building is to the west of the school and at 6 floors, the shadows would only ever reach the first row of parking and even a tall building wouldn't cast a shadow at the school until late afternoon at the earliest.

I saw a few of the comments on this and wow there are a lot of poorly educated comments to say the least.

Outside of the house on Reynolds who likely does not want this to happen I am not sure what basis is to say no from the city. As you mention there are two 5 story very similar sized buildings across the street. This appears to be another decent design, non imposing, certainly will not affect the kids sunlight in anyway. Actually cleans up the overgrown bushes on Stephens making it difficult to turn out onto Commissioners safely.

Shadows.... noise .... traffic.... you hear the same objections for every single infill.

I hope council approves this as-is, it's a decent-looking infill right off a major arterial (Commissioners), and close to shopping, schools, etc.

Though it's funny when neighbours complain that this specific building will generate traffic issues, because if you think about it... this will remove all 5 driveways off the south side of Commissioners between Reynolds & Stephen, and consolidate them into one single driveway off Reynolds (a side street) and therefore NOT Commissioners, a busy street. Another bonus is that the sidewalk on this block can be moved farther up in the boulevard closer to the building, and not right next to the road with little separation from car traffic, like what it currently is.

I live nearby and hope its approved as well, also have kids at the school.

From the plan it looks like Tricar will improve this stretch of road and keep traffic away from the school, as you noted the sidewalk currently is close to the road and is actually even worse further west where the other proposal is located so both can be addressed.

I do not understand why the city would say no, this is from a reputable builder in London and falls within the plans for the area. Add to that there are already 2 buildings across the street that are 5 stories so a reduction in height makes little sense.

City planning staff is recommending that Council approve the zoning changes that would allow for this proposed six-storey building.

This goes to the planning committee on February 19th and then to full council on March 4th.

City council approved the zoning changes for this yesterday.

It was also a unanimous vote which is nice to see (which means that even the ward councillor voted in support).

Next steps are site-plan application, and then the building permit stage.

Not sure if the status on this has been updated, but I noticed someone has started clearing trees. A few of the bigger trees on the corner of Commissioners / Stephen Street have been cut down.
Still looks like people are living in the houses mind you.

Not sure if construction is about to begin on this, but I noticed earlier this week more trees are coming down on the properties along with at least one of the driveways is being torn up.
Hopefully that means houses are coming down and they are going ahead sooner than later.

A building permit was filed last month that will allow for the construction of this building. The site-plan was also approved earlier this year, and the demolition permits were approved last month.

It took me a minute to find this since the address is no longer a Commissioners Road one.

Good to see Tricar stay busy and keep their crews working. Wonder if they are considering buying some of the land speculation properties that have been listed this past year like Wellington and Baseline, or the other one on Southdale Rd. Maybe they might go after the new 21s proposal on Richmond St across from Western or the abandoned one for 17s just a few blocks north. There is a zoning for a 10s on Oxford across from the Nissan dealership that might interest them.
