Anyone have thoughts on the quality to expect for this build?

Seems like Grosvenor has a pretty positive reputation overall, but their downtown condo (The Pacific) is seeing quite a few issues.

Since Grosvenor isn't self performing their own construction, build quality would likely be more dependent on the general contractor and subtrades than the developer. The GC on this site seems to be Ledcor, who ostensibly have a good reputation in the industry, but they did build The Pacific as well, so if it's having issues then who knows (They were also the GC on PCI's Broadway tower, which reportedly was facing issues as well).

Not much to see from street level. Yet. I do love the number of tower cranes they have up on site.

It looks like they were running right next to the foundation of the parkade/building next door so maybe they couldn't retain enough strength in the rods inserted into the soil. Those top sets of rods are very tightly packed together.

The soil doesn't look that wet so I doubt it's just because of the rain. And it was mostly a ramp until April/May so maybe whatever they were doing below that original shotcrete section failed.

I guess it depends on what they think of the rest of the wall and whether that old office building can remain while they fix the shoring walll.

That happened to Vue in Burquitlam. The hole with Vue was wayyyyyy deeper when it happened. In the weeks that followed they re-filled a portion of the hole up to the wall and then dug it out again. Delayed the project bigly. Thankfully it's now topped out. I live close to Vue and desperately want a coffee shop to open up under the building, which is why I've been tracking it.

is there going to be retail in it? i thought it was going to have none?

When I walk by the project I see all these little retail shops in front of it under construction (facing North Road). I always assumed it's part of the same project.

So is phase 2 of this just the undeveloped half of this excavation, like how they dug out phase 2 for Gilmore? I thought the building to the east was to be torn down.

The building to the east will be torn down eventually.
That's why I was puzzled by the jagged parkade levels.
