The CEO of Royal Premier Homes wrote a letter to Council saying that they are fine with a building height of 8 storeys (instead of 10) to avoid the OLT appeals process.

City Council voted 13-2 to go with the developer's compromise... therefore the zoning changes that would allow for an 8-storey building have been approved.

The odds of them actually building this 8s apartment are really low as they don't seem to be interested in building anything other than townhouses.

To answer the question of the "councillor" about making rules if council will over rule them. Because the rules were made in error in the first place by people lacking vision and set on preventing progress in the first place. The London Plan was out of date before the first draft was written by those who didn't want development or the city to grow. Their vision was of a city trapped in amber with nearly no growth. At least we have seen on many occasions Council overrule planning staff and allowing higher density in zoning applications then what the London Plan called for. It must be tiresome to be forced to make recommendations based on a clearly out of date planning document written for a future that will never happen.

The London Plan just underwent a heights review that was approved by THIS Council, so to say the planning rules around height are "out of date" is disingenuous.

A building permit has been filed! The site plan application has already been filed and it was accepted over the summer.

While Royal Premier Homes has built townhouse developments in the past, this would be their first apartment building project. They have received zoning approvals for numerous apartment projects across the city over the last 4 years or so, so it's great to see them potentially starting construction on one.

Work has begun on this project. The old house has been removed and footings appear to have been poured for some of the footprint. No underground level it appears and no tower crane setup yet.

They have poured some of the foundation walls along the west and south side but progress is rather slow. No sign yet of a tower crane which would really help in the process of building this low rise building.

Have now poured some of the ground floor concrete slab on the west end of this 8s building. Still no sign of any tower crane base for this build. May very well be planning to construct this building using mobile crane only which will likely add 50% to the construction time.

The builder, Rout Developments, has been regularly posting construction updates with some very nice drone footage on their Instagram (@Routdevelopments).

Things appear to have really slowed down in the past week. They poured a couple of ground floor sonotub round posts on the east end but that has been it. Are they waiting on a masonry contractor to start building concrete block walls or steel modular wall panel installers? Still not clear what engineering design they plan to go with on this 8s building.

Have started installing the steel modular wall panels of the ground floor on this 8s building. So will likely be using precast concrete floor slabs. I doubt they will setup a tower crane and instead use a mobile crane to lift the panels an slabs into place.
