Perhaps if the choice of exterior paints wasn't the most depressing choices of black, grey and platinum white they would look less insulting.

Funny, hundred of other cities seem to make it work.

1001 Kingsway - Application Delisted

August 2019 concept

July, 2022 concept

City Duo @City_Duo
What was planned in 2019 to be a passive house, mass timber, social housing building with 88 homes has quietly been removed from #Vancouver’s permit system. While 20% of its living space was cutback in 2022, the fatal blow was likely the end of the Community Housing Fund.

Nice infill for a very small lot in the Little Mountain area of Main… they even fit a retail unit and some parking in there!

4666 Main St (DP-2025-00984) development application

https://www.shapeyourcity.ca/4666-main-st

Quote:
Cornerstone Architecture has applied to the City of Vancouver for permission to develop on this site a new five-storey mixed-use building, consisting of:
  • A total of 12 rental dwelling units on levels 2-5 with rooftop amenity
  • One retail unit at ground level
  • A proposed height of 19.8 m (64.96 ft.)
  • A floor area of approximately 12,065 sq.ft. (3.50 Floor Space Ratio)
  • All over one level of underground parking, having vehicular access from the lane
Under the site’s existing C-2 zoning(External link), the application is “conditional” so it may be permitted; however, it requires the decision of the Director of Planning.

The changing face of West 16th. Yet another Strand project going up at 16th and Larch. How is it they're able to start so many buildings when nobody else is?

Another rental building going up on W.16th. This one is by Frame and is right across from Choices. Shapeyourcity shows the development permit being issued just one year ago on March 16, 2025. Shows how much faster these wood frame buildings can go up compared to a concrete highrise.

What appears to be beige cladding can be seen in a few spots, which differs from the white panels shown in the development application.

Here's the render on the developer's website. (Sorry it's a bit big).

The red and yellow pattern of construction materials is much more interesting.

That’s what I was thinking!

New multifamily going up in the SW Marine Drive neighbourhood at Laburnum and Angus. Couldn't really tell if this is a set of two duplexes? Nice location across from Riverview Park.

It's a multiplex. Seems to be a new trend on the Westside as it maximizes resale value. Two side by side duplexes at the front and two standalone homes on the lane side.

This one in particular feels so out of scale in the neighbourhood. Other multiplexes of that typology sometimes fits in better. There's one south of 41st on Granville

That's 8271 Laburnum St, a six-plex submitted on June 27, 2024. It's two front buildings with two homes each, and two back buildings with one home each.

Whether developments like this remain possible in the future is uncertain as last week the ABC majority approved a motion put forward by Councilors Meiszner, and Zhou that calls for a review, and refinement of the multiple policy.

Thanks. I see Formwerks is listed as the architect. It will be interesting to see how the units are priced.
