SPCA redeveloping to stay on their current site. This looks to be the architect’s first non-SFH project.

I assume no one has any money so the any way this happens is partnering with a private developer or getting federal money.

In addition to addressing urgent housing needs, this development will significantly increase density in a SkyTrain-adjacent location, supporting transit-oriented growth and long-term community stability without displacement of existing residents or disruptions to small businesses.

New proposal coming for 339 E 1st, the "dog park" next to the Onni site. Almost a decade ago it was rezoned for a 7 storey office building by Porte.

Isn't that just area B on the other side of the road of this project? I think the site is in the 200m TOA zoning?

No, I was referring to MCDA. Residential is now allowed 200m from the station (so only this lot) as per your quote; in the original Broadway Plan residential wasn't permitted. TOD doesn't apply as it's industrial land.

The change to MCDB was to increase permitted residential density, residential was always permitted. In fact, Chroma was developed pre-Broadway Plan under the existing zoning.
