I count the two Mulva Hall and two One Lady Bird cranes as downtown. So that's eight by my count. Then it goes to at least 10 if if the Hilton and Grant cranes go up this year.

Also, based on permitting its possible that demo for Grant already started - at least interior salvaging and prep.

Downtown Austin IHOP site sold at foreclosure auction

"Years after it was first set to hit foreclosure auction, downtown Austin’s IHOP property was purchased by Travis County Exchange Corp. for just over $12.7 million.

World Class Holdings, which owned the property through its WC 707 Cesar Chavez LLC entity, successfully delayed foreclosure of the land for years. Cesar Rainey Street LLC has attempted to foreclose on the site multiple times since purchasing a $2.7 million loan for the property in 2020. On May 5, the site was finally sold in an auction at the Travis County Courthouse.

The buyer is an Austin-based 1031 exchange company led by Craig and Lauren Dunagan, according to TCEC's website.

World Class Holdings CEO Nate Paul was in attendance at the auction but was unavailable for comment and did not respond to an emailed request for comment."

I think it would be a fine public park plaza or ampitheater space that fits in with the final 35 rebuild, the new convention center, Palm School preservation and the Waller Creek improvements and nearby Town Lake crossing bridge for light rail/pedestrians and elevates east-west corridor community space. Plus, closer to Red Line rail's downtown station than Moody Ampitheater/Waterloo Park.

Another classic Austin icon will soon be gone. A lot of drunken memories at that IHOP. Some where I have a picture of my friend bent over a cop car in that parking lot, skirt up and getting spanked by my other friend and the IHOP waitress.

IHOP still has a few years left on their lease here so it’ll likely be a while.

Seems like the Nau's project is going to get moving to capture some of the excitement around Sixth & Blanco.

First look at redevelopment of Old West Austin's Nau's Enfield Drug
Zydeco Development Corp. plans a mixed-use project at the site

"The developer of Southeast Austin’s sprawling MetCenter business park is turning its attention to Old West Austin, where it plans to redevelop the site of an iconic Austin business that closed in 2022.

Nau’s Enfield Drug opened its doors in 1951 but closed during the Covid-19 pandemic, and the site has sat vacant since. Now, Zydeco Development Corp. is planning to bring life back to the property with a mixed-use development called The Westlyn, according to filings with the city of Austin. Austin-based Zydeco is perhaps best known for Southeast Austin’s MetCenter development, a more-than two-million-square-foot industrial project it began in 1993 and is still adding to today.

The Westlyn will be a 98,553-square-foot development with 27 condo units. The project will also include retail space, but it is not clear how much of the project will be for commercial uses.

Nau's operated as a pharmacy, convenience store and diner throughout its long history on the border of Old West Austin's Clarksville neighborhood. It was a relic of days gone by until it closed — serving up shakes and burgers at a counter one might expect in a black-and-white movie. In 2023, an estate sale was held to liquidate the closed businesses assets, including soda fountains, countertops, cash registers, magazine racks, shelving units and more.

The 1.1-acre property at 1115 West Lynn St. includes several other small commercial buildings that must be demolished for redevelopment to take place. The property also includes a Medici Roasting cafe, but that building will remain safe from demolition, a Zydeco representative confirmed.

Zydeco provided renderings of the development but declined to comment further. Miro Rivera Architects is the project architect and is responsible for the renderings. Commercial tenants depicted on the renderings are conceptual and have not signed leases at the property.

Zydeco first filed a site plan application to redevelop Nau’s in December 2024. There has been little activity with that application since, but Zydeco on May 18 filed an application for streetscrape work that included key details for the development.

Though Medici Roasting will remain in place at 1101 West Lynn St., the remaining buildings on the property will not be safe. In February and March, demolition permit applications were filed for 1004 Eason St., 1006 Eason St., 1102 Eason St., 1104 Eason St., 1015 West Lynn St. and 1013 West Lynn St, all of which are addresses located on the Nau’s property."

Delayed Four Seasons Lake Austin community to break ground after landing $870 million loan

The Four Seasons Private Residences Lake Austin received an $870 million construction loan from New York-based real estate investment firm Tyko Capital, according to a statement this week. Originally announced in 2021 as a project from Austin Capital Partners and Houston-based developer Hines, the development has been delayed from its original timeline due to turnover among its developers.

The project is being developed by Austin Capital Partners with Lincoln Property Co. serving as the development manager, and it will be managed by hospitality company Four Seasons Hotels and Resorts. While project leaders declined to provide sales numbers, CoStar reported in 2024 that 40% of the units had been reserved. Jonathan Coon, a partner at Austin Capital Partners, expressed confidence in the project's demand in an email to Homes.com News.

“We have enough pre-sales to give Tyko the confidence to make an $870 million loan, and we have sold every floor plan (22 different options) at every price point and on every floor — from $4 million to $34 million,” Coon said in the email.

Located about 10 miles northwest of downtown Austin, the community sits atop a hill 380 feet above Lake Austin near 2,000 acres of protected land, the statement said. No hotel component is planned for the development. Plans include 229 total residences, including 28 lots for single-family villas, and a private members club managed by Four Seasons, Coon said.

the funicular has been abandoned in favor of automated vehicles and the design for the dock has greatly expanded

Looks like the did away with the orangery as well, or at least took the oranges out of the renders.
