I hope that some more undesirable buildings on Fifth are redeveloped. 980 Fifth is Exhibit A. Hopefully, over time, a developer can buy all 45 of its units.

I’d love to see a bunch of philanthropists buy Milstein’s PoS and build a park there. This area needs more green space. They could defray the costs by selling the air rights. It would nice even if the green space covered just half the site but fronted a fully pedestrianized Vanderbilt.

It would be a loss if the garbage at 425 Madison is not razed and incorporated into this site. This building, with the heinous tumors on its facade, is vile per se.

It's really a shame that the Aby's ugly duckling on Madison isn't coming down. It's such a shlocky building and would make a very nice Madison Avenue tower for this new icon.

Based on information from the New York's Department of State, Division of Corporations, Silk & Halpern Realty Associates is permanently closed.

They had partnered with ABS for the latter to manage 425 Madison, but that building no longer appears on ABS' website. The following does:

Land Assemblage
126,000 SF Developable
In partnership with Taconic Investment Partners

Location: New York, NY

I wonder if that's 425, which has about 125k sf.

In this market, it is a colossal waste not to partner with Durst and dramatically expand his site at 417 Madison.

Interestingly, however, there's nothing on ACRIS to shed light on this.

Hopefully they'll combine the lots. Seems crazy to not combine, when the demand is mostly from financial firms who generally want larger floorplates. Also, that existing building is junk.

With more upscale tenants coming to this area, I hope to see that junky Burger King and the adjacent garbage on Trinity be incorporated into the proposed hotel site next door on Liberty Street.

I think I read that some of the space that Simpson Thacher is renting at 570 Fifth is around $300/sf also.

A lot of the junk on Fifth should be replaced given the demand for high-end space.

Amazon's 522 Fifth is a case in point.

fyi there are 47,500 amazon staff in nyc.
presumably many in fulfillment centers.
but for the rest …
that site would make for a nice tower for many of them.

They could make money on the tower by rebuilding a Class AAA tower which would be a huge asset. Any space that they don't need could be leased third-parties at $300/sf.
