Only 34 stories with ~21ft floor to floor heights at the office floors. Developers really want high ceilings for their Class A office space.

I know clients like their high ceilings and everything but it seems a bit wasteful to build a near 800 foot tower with only ~30 habitable floors.

Oh well, good looking building.

How do such high ceilings work with FAR? Are they able to build taller because of the ceilings or do they have to contribute extra square footage to get them approved?

i dont care about floors or floor height.

if the clients want a downtown atlanta marriott marquis open interior that’s fine.

as long as the outside looks as nice as this.

FAR is exactly what it stands - for Floor Area Ratio. The size is determined by the floor area, whatever form that takes. The only regulation comes from things like setback and lot coverage as well as maximum width at certain heights. That doesn't account for mechanical space, which is deducted - but there is a certain amount of coverage in mechanical space to be designated as such. We've seen in some cases where even the mechanical floor heights were restricted (though still high). That's just a small part of what the DOB determines when new building permits are submitted. The zoning allows you to build, but the DOB is where you prove it (or show your work, so to speak).



Anyway, the office space here won't be just any old office space. It will be elite, even by New York standards.

Do you know if this image depicts the 600 foot version or the 800 foot version?

It would be nice if images of the west facade were shown too.

Its shows neither, because the 800' figure is just the height of the max building envelope, that doesn't mean they're going to build to that height, same with other buildings that have undergone ULURP, though initial filings currently show them as building up to the max.

And it's clearly taller than 600' in the render so that automatically disqualifies it as representing that opt.

Regardless, the render doesnt show a height of 600' nor 800'.

The render that was publicly released could've just been an in progress visual of the building, it has no height relation to the ULURP filings relating to anything, they're completely different, disregarding the massing of each of them and the fact that ULURP zoning drawings are watered down versions of the building when initially filed.
