It's a bit rich for marina users to complain about the museum wanting to use it for some commercial usage when all private/public marinas are taking up public land/water rights.

I mean if there is that much opposition I guess they could just build it next to the museum?

Density across both phases is slightly below the Ashley Mar project and higher than all other developments in the area.

I guess we're lucky they're not planning another cul-de-sac fronting Marine

But yeah I don't get why they wouldn't at least include a CRU or 2 facing a major commercial artery. There are already tons of pedestrians that use that intersection daily and there will be even more once all the new rental units are built.

This is for the two Phase I buildings, which are not on SW Marine. The two towers that are still to be submitted will be, but this is 100% social housing, and they are setting the buildings in Phase 2 back from the street. The concentration of retail is around the Marine Drive station, and this far east of that node they would probably struggle to support retail. I don't think there's any retail in the new buildings to the west of this?

No it wasn't in the Plan and even Cascades was "choice of use" so thankfully they went with at-grade retail otherwise that would be it for the area.

It'll be up to the outside of the Plan areas and industrial areas to provide anything more of... anything

Nice application. I like how it meets the street, strengthening the street wall while also having some good verticality. Also nice that the overall form is dictated by the unique site shape and that it isn’t your typical tower+podium typology. The materiality plays homage to the industrial nature of the area too.

Now get building!

Interesting. That project used to just be 320 W 2 Ave. It was a constrained site and challenging to achieve Broadway Plan as-of-right permissions, let alone those under TOA policy.

The floorplate on it is also pretty massive. It'll be interesting to see how that end of Mount Pleasant/Olympic Village redevelops.

Less prominent streets in the suburbs like Dawson in Burnaby can support retail but Marine can't? In area that is a few minutes walk away from a Canada Line station, ample bus service, busy and densifying in every direction. I find that hard to believe.

The total lack of street activation is what kills me. Even just a coffee shop on the corner would be a huge improvement but I really wish there was something like the retail plaza at Fraser Commons.

But Dawson Street is their "high street" with commercial stuck there instead of fronting along Lougheed. And Brentwood Town Centre at full build out is 70,000+ residents while Marine Drive is around 8K?

I'm not often the one to say this but that should be at least double the height. It looks too stubby. Mind you, they're probably happy not have to peddle double the amount of condos.

This is one of my favourite developments and I watched it progress over the years. I have a fondness for the West 6th stretch of condos/townhomes between Granville and Burrard. If I were a few years older, it might have been favourable place to buy into, but I think we missed the boat in terms of property acquisition as it's a little out of reach for us.

Not sure of your age group but that's a pretty damning indictment on how Vancouver's property market has gone for first time buyers, isn't it?

Again, not sure what unit size you're looking for but every so often places come up nearby in that transitional "Armory District" zone north of Fourth between Fir and Burrard at good prices. Nice and quiet in the evening yet close to everything.
