Smile NEW YORK | 317 Broadway | 215 FT | 21 FLOORS

I lived and worked in Lower Manhattan for decades and have been waiting for this eyesore to be redeveloped. Same with the little eyesore at 267 Broadway, which, fortunately, is finally being redeveloped.

Good news, but the height is absurd. It should be 3x as tall.

Do we know if this includes the little Romanesque building on Thomas? I sure hope not.

As for the height, I'm not sure you could possibly go taller considering the tiny size of the lot. Even if you could, anything taller would start to look silly IMO. This seems like a good size.

This site made its way through the LPC years ago, its a Morris Adjmi design and incorporates a couple individual landmarked parcels.
