New Adaptive-Reuse Midvale Main Street

"7511 S Main Street will be leased to Honeysuckle Coffee Co. The residential building will be repurposed into a commercial coffee shop by day and a Carolina BBQ restaurant by night"

The original house was demolished today... so not sure what this RDA letter is talking about... and work has begun on the garage building to be turned into a cafe/restaurant. Maybe they are rebuilding it? I'm not mad tho the plans look great

With the amount of pre-Olympic development that's about to hit downtown Salt Lake City and is now exploding around Park City and Heber Valley I think a smooth, modern hassle free rail service implementation needs to be taken seriously between Downtown and Park City/Heber Valley. Even after the Olympics if tourists and downtown dwellers had a fast convenient way to make it up to Park City/Deer Valley without having to worry about things like winter driving, it could be a huge shot in the arm for downtown residency, commercial, and tourist development. Also, commuter rail would be a game changer for Summit and Wasatch Counties.

Not going to lie, I'm pretty disappointed with the downtown daybreak plan. It's better than your average suburb, but man I was hoping for something much more than a couple apartments and a handful of shell buildings. And that's before we get into the amount of surface parking, goshdang.

No photo update, but the work on this is in full swing. Site excavation seems complete, there are two tower cranes already up. This will be huge for West Valley City (and the west side of the Salt Lake Valley, period).

Central Metro East - The making of Deer Valley’s $5B-plus East Village - Park City



Long before the summer day in 2023 when Deer Valley Resort announced it would more than double its terrain, long before cranes and bulldozers swarmed both sides of the scenic stretch of four-lane highway connecting Park City to Heber City, a mysterious legal entity called BLX LLC quietly recorded an all-cash purchase of 40 acres of land in Wasatch County known as the Blue Ledge parcel.

This was January 23, 2015, and the buyer was New York City developer Gary Barnett. Barnett is world-renowned in real estate circles for his land assemblage prowess, patiently buying up parcels of prime Manhattan land over time to assemble an entire city block.

In the 10 years since that inconspicuous 40-acre deal, Barnett and his team at Extell Development made more than 20 land acquisitions. They assembled 5,500 acres in what is now known as Deer Valley East Village and on the mountain above, making Exit 8 off U.S. Route 40 the gold-plated front door to the fifth-largest resort in North America and South America.

While Extell flirted with the idea of opening a standalone ski resort, the prospect of wrapping a new alpine base village in the Deer Valley brand name was always alluring.

Kurt Krieg, Extell’s EVP of resort development, says that “in the end, both parties concluded they were better together.” He says the collaboration harnesses both parties’ expertise: “Deer Valley’s as a world-class brand and renowned ski operator, and Extell’s as a nationally acclaimed real-estate developer with financial wherewithal.”

By the time the 2034 Olympics arrive, the East Village will be bustling with 42 carefully curated luxury retail shops (including a mix of local artisan shops), 32 restaurants, seven cafes and 10 residential developments across 5 million square feet.

The building boom extends across U.S. Route 40 to the land that sits on the western edge of the Jordanelle Reservoir. Extell purchased 70 acres in the Marina West neighborhood to develop workforce housing for over 1,800 residents. And in September, Wasatch County approved plans for Deer Cove, an 86-acre village with 865 residential units that will include a grocery store, dining, retail shops, trails and a town square. All those high-end consumers and all those shiny new retail spaces on both sides of the highway offer a generational opportunity for Utah businesses.

“Deer Valley East Village is designed to be largely self-contained,” Krieg says, “with lodging, residences, skier services, residences and retail all in one place. We anticipate that [the East Village] will increase significant new business development in the surrounding area, from restaurants and retail to services and workforce housing, as well as increased tourism.”

Jared Lucero, CEO of Lehi-based Reef Capital Partners, is best known for developing Black Desert Resort. Reef Capital is building Cormont, five towers with condominiums priced between $1.7 million and $9.75 million, centrally located in the East Village on what will be North America’s largest ski beach, and Marcella Landing, a private gated community on a ridge overlooking the East Village where 50 townhomes start at $9 million each.

Another gated community, Marcella at Deer Valley, quickly sold out 143 single-family home sites; recent listings showed land going for $4 million and a six-bedroom, 8,000-square-foot home priced at $21 million.

“It’s not often that you can do projects that are ski-in, ski-out,” Lucero says. “It’s one of the rarest things in real estate. It’s like beachfront property. That, and partnering with Extell, a very successful and respected developer, we felt like those two things made it worth doing.”

Fronting the entrance to the East Village Express gondola, construction has begun on the Four Seasons Resort and Private Residences, which will add 134 guest rooms and 123 private residences, with listings ranging from $5.1 million to $14.5 million. By mid-September, 60 percent of top-floor hotel residences had been sold.

The Grand Hyatt opened last winter with 381 hotel rooms and 30,000 square feet of conference space, and it sold out 55 private residences, priced from $2.3 million to $6.9 million. Utah’s first Hilton Canopy is expected to open in summer 2026, according to Extell.

According to Krieg, “We do believe East Village will become the new epicenter of growth at Deer Valley because of its scale, the brand partners, and the direct connection to the expanded terrain. That said, Park City’s existing base areas and Main Street will remain vibrant and iconic to the area. … The goal is not to shift the heart of Deer Valley, but to expand it.”

East Village visitors will have access to Deer Valley via five lifts, four of which will be open for the 2025-26 season. Day skiers will have easy East Village parking and high-speed access to new expert runs off Persistence Ridge and Redemption Ridge, as well as new beginner and intermediate runs off the top of 9,350-foot Park Peak.

A new 60,000-square-foot lodge at the gondola stop atop Park Peak, expected to partially open for the 2026-27 season, will house a restaurant with floor-to-ceiling windows and a heated outdoor deck. It will transform into a destination wedding venue in the summer.

Lucero believes that with the fast new lifts and convenient parking, the East Village will be the primary entry point in 2025-26 for day skiers from Provo and Salt Lake City, as well as stay-and-play tourists.

“The goal at the end of the day,” Lucero says, “is for East Village to be the best ski village in the world for services, experience, convenience … the energy, the music. I just see it being a really amazing vibe that doesn’t exist anywhere.”

...The Park City Council has already budgeted the estimated $19 million needed for the project. The city planning commission took the final step and approved the conditional use permit for the new community center. When complete, Fisher said summer camps will be able to take on 50 more kids, growing to support about 150 children. He said the larger space will free up room at the PC MARC, when some programs and fitness classes relocate to the new building. The new community center will also have an outdoor patio and a community space for rent year-round. City Park will get 28 additional parking spots in the new build, along with electric vehicle charging stations and more than 30 covered bike stalls...



PARK CITY, Utah — Park City Municipal broke ground on a $19 million community center in City Park. The new center will replace the current building, which dates back to the early 1980s... City council member Ed Parigian, who has been involved in this project since its inception spoke at the ceremony. “The impetus back then, as it is now, was to update, increase, and enhance the summer camp experience for the always sold-out recreation summer camps,” he noted. “The building will be here for the next 50 years serving that function.” Along with the new facility, the project will include installing a new playground and relocating the volleyball and basketball courts.


The project is anticipated to be completed in December 2026, at which point it will also host multiple recreation programs that are currently held in the MARC facility. These include CPR First-Aid, Avalanche Know Before You Go, fitness classes, and archery. There will also be space for community events and classes. “We envision the facility being used 7 days a week with programs and community events,” noted city spokesperson Clayton Scrivner.

Mayor Nan Worel spoke to the efforts of city staff to focus on enhancing opportunities for outdoor health and wellness. “We’ve worked really hard to invest in recreation because when we support recreation, we’re investing in the health and the wellness of this community,” she said. “We’re also making Park City a better place for our kids to grow in both body, mind, and spirit. Every trail, every program is a place where our kids can learn, grow, and thrive.”

Plans to build a five-floor apartment building in South Salt Lake are moving forward, following a pair of votes on Thursday.

Members of the South Salt Lake Planning Commission voted Thursday evening to approve two proposals relating to a new micro-unit development called aQui2194, located at 2194 S. West Temple. The commission voted to approve a subdivision plat amendment and a conditional use permit for the apartment building.

Totaling .19 acres, the land is currently vacant and zoned as Downtown District (DT) – Station Subdistrict. In January, the South Salt Lake City Council reviewed and approved a code amendment that created “micro-unit dwelling” as a conditional use in the Downtown Station district, which paved the way for these types of buildings.

...Park City Mountain and Canyons Village has recently sealed a development agreement to construct a cutting-edge 10-person gondola. The agreement, signed by the board of trustees of the Canyons Village Management Association (CVMA), marks an important step towards enhancing the mountain experience for visitors.

Dubbed the Sunrise Gondola, this state-of-the-art addition will replace the existing Sunrise lift near the Pendry Hotel. Offering unparalleled convenience, the Sunrise Gondola will transport skiers and riders to the Red Pine Lodge, an ascent of over 1,000 vertical feet situated near the Saddleback and High Meadow lifts.

The Sunrise Gondola will serve as the third access point from the Canyons base, joining the ranks of the Red Pine Gondola and the Orange Bubble Express. This development is in response to the long wait times experienced on peak days at Canyons due to limited mountain access options.

With an estimated cost of $27 million, the ambitious project will see the CVMA contribute slightly over $9 million, with Vail Resorts generously covering the remaining funds. According to the terms of the agreement, the Sunrise Gondola must be completed within three years of receiving all necessary approvals, including those from the Snyderville Basin Planning Commission. This timeframe ensures a streamlined approach to the project’s execution and paves the way for an efficient realization of the gondola’s construction.

The introduction of the Sunrise Gondola promises a remarkable transformation for Canyons Village. As visitors eagerly await its completion, this new addition will provide improved mountain access and contribute to the resort’s ongoing evolution into an unparalleled destination. Major improvements to ski access to and from the Canyons Village base area at Park City Mountain are underway, with the construction of the 10 person Sunrise Gondola. Scheduled for opening in winter of 2025 / 2026, the gondola should shorten lines from the existing gondola and other access points to the mountain.

Marina Knight, October 29, 2024 - PARK CITY, Utah – Park City Mountain Resort will debut the new Sunrise Gondola in time for the 2025-26 ski season. Construction of the gondola began in June of 2024. The 6,500-foot-long gondola will run from Canyons Village to a terminal located near the Red Pine Lodge, with cabins designed to accommodate up to ten people comfortably.

The new lift addresses wind-related issues that have frequently affected the Red Pine Gondola and Orange Bubble Express. To combat windholds, the Sunrise Gondola will follow a lower, terrain-hugging alignment with heavier cabins for increased stability, and the lift line will be positioned to the north to provide more natural wind protection...

Central Metro East - The Skyway Gondola Project - Under Construction - Canyons Village, Park City

Construction of the new Canyons Village Skyway gondola at Park City Mountain began this spring in March 2026, replacing the open-air Cabriolet lift to enhance guest arrival. The project includes a 10-person cabin, enclosed gondola system with a mid-station for village access, and is planned to be completed for the 2026-2027 season alongside the new parking garage.

Central Metro - The Miller Arts Center Project - South Jordan, Daybreak District


Construction has officially begun on the future home of the Larry H. & Gail Miller Arts Center, marking a major milestone for arts and culture in the southwest valley.

Located in the heart of Downtown Daybreak, the regional arts center is made possible through county funding and a $25 million philanthropic investment from the Larry H. & Gail Miller Family Foundation. Salt Lake County Arts & Culture will operate the center, which is designed as a hub for live performance and visual arts, the center will broaden access to enriching cultural experiences for countless residents.

“This arts center will be a beautiful addition not only to the South Jordan community, but to the many individuals across this area of the valley who will come to enjoy a performance, participate in a class, or experience the arts in a new way,” said Gail Miller, Chair of the Miller Family Foundation and co-founder of the Larry H. Miller Company. “We are proud to help create spaces like this where ideas can take shape, creativity can flourish, and communities can gather.”

The groundbreaking ceremony, held on March 19th, convened civic and community leaders to celebrate the start of construction and the shared vision behind the project: ensuring high-quality arts programming is accessible to all county residents.

“We’re thrilled to break ground on a county arts and culture venue in the southwest portion of the valley and have deep gratitude to the Larry H. & Gail Miller Family Foundation for their generous donation,” shared Salt Lake County Mayor Jenny Wilson. “The new center gives seasoned and emerging artists a space to share their talents while also providing the community a place to learn, grow creatively, and be entertained.”




Plans for the approximately 89,000-square-foot facility include an 800-seat proscenium theater, flexible performance and rehearsal spaces, a visual art gallery, and classrooms. The center is expected to become an arts destination, presenting artists from the community, the region, and across the country and will host performances, exhibitions, educational programming, and community events designed to serve audiences of all ages.

“South Jordan is excited to welcome the Larry H. & Gail Miller Arts Center to our city,” said South Jordan Mayor Dawn Ramsey. “We are strong supporters of the arts and we’re grateful for Salt Lake County and the Miller Family Foundation, who collaborated to turn a good idea into a great reality for our community.”

Construction is anticipated to be completed in 2028, with inaugural performances and public programming expected to begin shortly thereafter.

“For the first time in any of our venues, this facility includes a dedicated visual arts gallery and classrooms, in addition to traditional performing spaces,” stated Matt Castillo, Arts & Culture Division Director. “These new amenities offer artists of all disciplines a premier Salt Lake County home to create, display, and connect.”

Salt Lake County is pleased to add the Miller Arts Center to the Arts & Culture portfolio of venues—Maurice Abravanel Hall, Janet Quinney Lawson Capitol Theatre, George S. and Dolores Dore Eccles Theater, Mid-Valley Performing Arts Center, Rose Wagner Performing Arts Center, and Utah Museum of Contemporary Art.

Once open, the Larry H. & Gail Miller Arts Center will stand as a lasting investment in creativity, connection, and community in one of the fastest-growing regions of the state.
