^ Awesome pics. It's so satisfying to see how neatly the BMU tucks into the crown. This is a very precise design-- I keep forgetting it's SOM, but it's very SOM.

Pretty doubtful they will raise the height of tower 2 in this project, but i have been curious whether/when current trends will ultimately cause the pendulum to swing back- demand for Class A rents, and corresponding rent growth, are extremely high right now, in large part due to a dearth of new supply, but also the gradual return of population growth and desire to live downtown, etc

Yes, I think the odds are very low that there would be a revision to the south tower.

What I could envision is that if this tower has brisk sales, and if the new Dusaballe Par becomes a hot amentity, that the parcel O (?), at the very northeast corner of Lakeshore East, may finally get built sooner rather than later. Maybe a developer would even be willng to aim for a higher floor count than what prior versions were orginally planned for.

I believe you are referring to Parcel I! I have been hoping for the same. It would frame the river nicely. Parcel O is the hotel planned for the small parcel near Aqua Tower. Hopefully the demand will produce some action on the Tribune East parcel as well. The skyline could use a few more peaks.

If there is any revision it would probably be adding some super high-end for-sale units to the top floors, but only if Chicago's condo market sudden roars back to life. I'm not holding my breath...

Nope, this one is the taller of the two phases, as currently proposed.

And who knows if the shorter phase 2 tower ever happens.

Chicago has a pretty spotty track record of building both phases of planned twin tower developments.

It looks like a Sunbelt city office tower. In both good and bad ways.

Considering the (relative) disappointment this development has become, it's beyond sad to think that the shorter tower may not be built.

I say relative because it's still a nice building (and honestly turned out great) but it was supposed to be 1,100 feet (and obviously 2,000) way back.

I like the design but it would've looked better at the original 1100 height. Looks a little squished at the top, like they started the setbacks too high up, presumably to maximize sq footage.

That being said, I wouldn't mind a redesign for the next tower. Between the St Regis, Parcel I, and this tower, it'll be a lot of glass in this section of the river, particularly when viewed from the lake. Something twisty like the Spire or something masonry would look great. And beaten to death but hopefully taller, I always thought the taller tower being closer to the river was a better alignment anyways.

This is how it was supposed to be in earlier iterations of the plan. Not sure why they swapped the towers around when they redesigned the project.

I forgot Parcel I may still be alive, but most recently was shortened to around 800'.

If that and Tribune can come to fruition someday the amount of glass will be epic.

I look forward to redoing the architecture cruise with those existing.

While I think we all agree it would have been nice to see the original 1100 foot tower - I'm also not sad with the height of this building...... I am actually happy the way it's finally turning out, and is a nice addition to the skyline.

It may have had something to do with maximizing the existing foundation from the Spire?

Some grainy phone pics from Tuesday! Lookin crisp in the sunlight.

^ I like how the glass reflects its own setbacks, making them look twice as deep.

^ I also like how at steep angles, the white fins overlap in the same way as One Chicago and Wolf Point East

That last pic has a dynamite angle! Looks like you took it from Grand Ave by Bennett Park?
