Hotels proposals are in vogue in Calgary lately.

This time it's a Fairmont in Calgary's Beltline, 52 storeys, 180m. 225 hotel room, 100 residential.

Looks decent. I wonder if Truman will be forced to maintain material quality for these hotel brand buildings they’re doing vs the bait and switch they pulled on Gallery First & Tenth?

Truman. They’re on a tear in Calgary. They’re also proposing the new tallest Marriotts across from the Stampede, another hotel on the grounds, one on Riverwalk in East Village and another along 17th ave.

I mean is Truman actually going to build them all? It seems quite aggressive in a market that generally isn’t otherwise seeing that many buildings of that size.

We won't know for sure until they are built, but hotels are a hot commodity in Calgary, some will for sure get built. Calgary has seen tourism explode the last few years, and it hasn't been able to keep up with demand.

Calgary currently faces a well-documented shortage of downtown hotel rooms, with city officials estimating a deficit of about 4,500 hotel rooms in the region

I don't know if they mean the Calgary region or downtown region, but either way, downtown Calgary has seen 9 new hotels in 8 years, and the deficit of rooms has grown wider.

Claridge in Ottawa built an Andaz in Ottawa's Byward Market. Despite the upscale brand in Ottawa's main tourism district, they cheeped the heck out on material.

The hotel industry as a whole is doing great across the country. But I guess my concern is that only one developer seems to be swooping in with all these massive hotel builds when nobody else is building that big. Doesn't mean it can't happen of course, but makes me at least a little skeptical..

RIMAP from Montreal is doing that here in Ottawa. The AC on Rideau opened I think last year, Moxy in the Market is nearly done and Renaissance just west of the CBD is about half way up. They should be proposing another one soon on Rideau a few blocks from the AC. All of them mixed-use residential/hotel.

They have six properties in Montreal, a few seem to have overlapped at the time of construction.

Truman have really exploded in Calgary in the last 15 years or so. They went from a sfh developer in Chestermere (small lake community just east of Calgary) to probably the #1 multi-family home builder in the city. Most of their stuff is suburban wood frame, but they also do a lot of concrete and have 3 small towers going up in the Beltline that we call the Truman Trio. They also master planned the West District, an urban style community on the west side of the city. They are super aggressive and definitely have a tendency to just go for it. I doubt all of these hotels will go ahead, but the number of proposals tells me at least a few definitely will. The giant Stampede Station development is the one I'm most pulling for.

If they already have a deal with hotel brands, I would assume that greatly increases the chances of these getting built.

I assume most of these will get built, I also expect the height to come down on most as well. The luxury condo sales are where I'm most concerned, not sure how much of a market there is for those in this city since you can still buy a giant house 20 minutes from downtown.

I'm a little, I don't know if "surprised" is the right word, that nearly all hotel projects nowadays are split with residential. Outside of cheap suburban hotels, airport hotels and re-brand/renovations, I don't think we've had a single hotel only project in Ottawa since the Westin in the mid-80s (which itself was part of the larger Rideau Centre/Congress Centre project).

Gone are the days of 400, 500, 1000 room mega hotels.

This is starting to reverse a bit - average hotel sizes have definitely been trending upwards, but still not 500+ suite projects, generally.

10 years ago it was hard to do a project with more than 100 suites. There are a lot more hotel proposals in general in the last few years and many of them are in the 250-400 suite range now.
