The former site of the Los Olivos car wash at 3rd St. and McDowell is finally being redeveloped. This is good news, although I have questions about two details:

1) I'm not sure if we need more "boutique" retail. I love supporting unique local business, but Downtown and nearby areas also need some basic amenities like a hardware store.

2) I'm not sure why 3rd St. needs to be widened. It already flares unnecessarily at that intersection. I'd rather see one southbound lane removed so the bike lane can be buffered there, as it is elsewhere.

I really wish there was a Los Olivos concept near downtown. I'd like to get my car washed and shoes shined at the same time.

As of this morning, The empty lot on the SW corner of McDowell and Central has some equipment and a job trailer on-site now. I forget the name of that project

When Los Olivos closed, I shifted to Lindstrom Family Auto Wash at 30th St. & Indian School. It's a reliable hand wash with no upselling, and there's a shoe shine, although it's staffed only weekdays.

I believe that’s The Whitney, assuming Empire hasn’t changed the name.

Hmm- I drove by it this evening, and the screening on the fence is gone, no equipment, and a sign that says ' Available'. SW corner Central and McDowell. I am confused now.

I drove By this Morning and there was a Excavator, a few work trucks with some workers, a water truck, a Conex box (I must have confused that with a site trailer).

I did notice the available signs now....which I did not see yesterday. The screening on the fence has been gone for awhile now.

Did anyone see Dignity health is developing 300k sqft of medical space as part of the cardinals headquarters development? They are the first anchor tenant. I feel like the bid wells want this development to be like The Star in Dallas that is focused around the Cowboys headquarters.

I saw those available signs the other day as well. Is that possibly for the retail? Just being proactive to get tenants in right a way?

1) Agreed, it's about time downtown attracts the "boring" retail that makes urban living possible.

2) Also agreed, how are the traffic engineers justifying widening the street here when the absurdly long right-turn lane could be consolidated into the secondary thru-lane that merges back into one lane south of McDowell? Planners in the Active Transportation department ought to have more involvement in site planning when it impacts priority bike corridors.

I'm guessing the available signs are for the retail as well.

About a 1/4 of the fence has screening now. Looks like Brinkman is getting going on site work. There's now grade stakes placed around the site and more equipment.

YES! My previous suspicions have now been quieted, and this article is good news! I researched the 'available' signage, and it confirms Diversified Partners is looking for available tenants for over 22,000 SF of street level retail with the tower above.

Drove by last night...heavy equipment has finally arrived on site, dirt is starting to be moved. This will be fun to see as the gap between downtown and mid town starts to slowly fill in.

Anyone know when the Atari Hotel is supposed to break ground?

Last I read they are still trying to find investors for the project, even asking for as little as $500

The Atari Hotel thing is a Jonathan Vento project who is famous for wasting everyone's time and basically never building anything.

It is quite the curiosity why anyone gives him the time of day in 2026. I wish he'd exit the business and let people who actually can have a relationship with a lender and builder try something on his swath of vacant lots instead. Never seen him any better than a shameless land banker who makes Downtown that much worse with every one of his renderings that don't go anywhere for years on end.

Looking thru true north website, id beg to differ.

i haven't see where he is a part of the Atari Hotel. Although i do agree the crowd sourcing for funding makes it seem sketchy

Speaking of the Atari project, there was literally an infomercial on TV at like midnight, I forgot what channel but I’m like, this can’t be serious, it was nationwide, trying to get people to invest. They said they are building with or without the investments but I doubt it.
