I don't think it's particularly fair to blame Whyte Ave for Downtown's underperformance. Maybe that was the case 25 years ago when Whyte Ave really stuck out, even compared to other Prairie cities.

This is very unfortunate to hear. I haven't been on Whyte since the early 2000s but at the time I thought it was easily a notch above 17th, and the vibe with UofA nearby added a lot. 17th has added a fair bit since then plus the rise in other nodes as you noted.
Once I got past the Calgary / Edmonton rivalry of my teens I came to realize the latter had a more robust arts/alt scene which was reflected in older areas. Sounds like that may not be the case so much anymore? Or is it just diluted?
As an aside wholeheartedly agree with having to say "124th st". Really kills the vibe! At least the quadrant system in Calgary led to important streets having one and two digit numbers...
