Admittedly, I haven't looked too deeply into everything; could someone explain why the emergency session HAD to be held, especially so close to the Municipal elections? The optics of it look horrible, even if you support the City's current plans.

Personally, I agree that redeveloping the Ex grounds is a good idea; but I'd prefer it stayed focused as basically an entertainment district and not flipped to just another residential/light commercial space. (I'm a huge proponent of making it the site for our own Harbour Station/Avenir Centre, even if it doesn't start being considered until after the Ex lease runs out)

I suggest watching the actual meeting. The need for the timing is outlined quite in detail:

I think the Avenir/Harbour Station idea is fantastic, but I think that ship has sailed when the council at the time decided on Grant Harvey and Willie O'Ree. The NBEX/race track development plan does not include a large arena. One third of the area would be sold to the province for a school/field house.

*sigh* I'm a stubborn old Gen-Xer. I'm a reader, not a watcher; I've got no real patience for videos and (no offense intended) but hate being told to "watch a video" to get an answer. (Exceptions for a very visual process where the video is worth a thousand words of description).

I realize our own Harbour Station chance was missed when we did ORee and Grant-Harvey. But those are almost 20 years old now, and the city has changed a lot since that time. We've grown a lot, and Aitken Centre has fallen off the radar as a general events complex. Not to mention we have the Avenir Centre as an example of how investing in a downtown event arena can be a boon.

The need for a new arena/events centre is building, and we had a prime location for such a building.... that is about to be thrown away.

The City's plate is currently filled up with the new Playhouse, but once that is done, we should be looking for another big project for after. An Aquatics Centre would probably come first, but a proper Harbor Station-type project should be coming on the horizon.

With the NBEx lease expiring "soon", rushing to kick them out and throwing away the space now seems like a bad idea, instead of leaving it "fallow" (with the NBEx uses) until we can get a proper entertainment project.

Hell, putting the Aquatics centre and the Avenir Center type project would probably have been a good flip, while allocating more space for commercial use in general.

(I also think they missed the boat in NOT putting the George Street school replacement on the Train yards space).

I realize I'm a bit bogged down in "Might have beens", but at the same time the Ex grounds isn't completely locked in yet, so while the window is shrinking, I don't see it fully closed to have a bit more vision than just more residential and commercial (and school) space; not on one of the main arteries in the city.

Yep. Definitely a stubborn Gen X-er.

Only watch the video, if you're interested in why the timing mattered and what the hurry was about. HINT: You will only need to watch the first few minutes to cover that topic.

As much as I personally believe in the big arena project downtown, the political climate is not at all in favor of this. On the heels of the PAC budget overruns, with major lobbying for a new aquatic centre, and SoccerNB / FDSA lobbying for a full size indoor turf, and citizens demanding tax rate restraint, there is little chance the COF will prioritize a new major arena complex.

George St. replacement (and field house) is going on the NBEX grounds as certain as Mayor Kate is not reoffering.

Basically the reason the meeting was called was because previously council had directed the mayor to call a meeting as soon as the ruling on the expropriation came in from the province. The ruling came late in the day on Friday and for city staff to not have informed council until after the election would not have been appropriate, nor would it have been appropriate for the mayor to against wishes of council and not call the meeting. The timing of it all is just really unfortunate and if anything we should be critical of the province.

I think it's perhaps a bit misguided to concentrate on commercial spaces, and is putting the cart before the horse. The number one thing we can do to make commercial spaces in the core more viable is to build more housing and to densify.

I know we like to dream big here but the city needs to be pragmatic about what's currently needed, and that is housing and a school. There aren't many opportunities for the city to guide residential development in the core and this plan ensures affordable housing gets built. Besides, this will be a mixed-use development so there will be commercial opportunities as well.

I think of the key things that often gets missed is that residential development here (and on the rail yards) relieves some of the pressure on the existing housing in the core. If the NBEX grounds absorbs a good portion of demand for housing in this area then there will be fewer demolitions of existing homes, fewer renovictions, etc.

Thank you for explaining. It still seems sketchy to be honest. If we didn't have the election today, would the Mayor have called a Mothers Day session, or would she have just waited and brought it up on the next Council session?

Why did a special session have to be held, instead of bringing it up on the next session? Is there some political rules about previous councils imposing on future councils or something?

In any case, I do support repurposing the NBEx grounds; but I'm less sure the plans are really the right ones for the longer term future of the city. Short sighted planning is part of the reasons we're in the mess (not starting with the decision to split Grant-Harvy/WillieO'Ree, but certainly a factor back then).

Just pencilling some plans to acknowledge something like "The city has grown a lot, and in light of the success of Avenir, we recognize in the medium future, we could use a replacement for the Aitkien Center in City control." and set aside for some space for that now would be an idea.

It doesn't even need the entire NBEx space; just the paved portion would match Harbour station footprint of ~180m (It would be a 200m diagonal from the Saunders Street corner, so we would "lose" Suregain and maybe the Cultural centre, but the Tims might still be there. Likely building plans could fit it better by putting it along the trail, so we'd lose Williams and Tims but the MCC and Suregain could stay.).

The race track area could be split off now for the new School and facilities, while the NBEx buildings and parking lot could continue being used for the Ex/RibFest/other shows until the city is ready to do the bigger investment.


In any case, it does seem like the meeting yesterday doesn't seem to change much. It closes up some business from the current council, but doesn't ultimately bind a future council in any significant ways. The Optics of it certainly stink, and the Communication of what was going on and why were very lacking in general. Not a good note for the current council to be leaving on.

It feels like it was bit of a "Current Council throwing the Future Council a bone". The future council will be able to reference this vote as a reason to proceed without wasting months of getting up to speed on this issue, or they could opt to have their own vote and decision. The timing is not great but really the council's hands were tied by the expropriation officer only giving a recommendation less than a week before municipal elections.

I may be reading this wrong but the next council was handed the gift of choice and can easily choose to blame the past council for a positive (but unpopular) city move.

Is it really unpopular?

Or is a very vocal minority driving the public conversation mainly with mis/disinformation, rage baiting, personal attacks on social media?

Latter..similar to the Officer's Square saga that ended up costing taxpayers more $$$ as a result of a several year delay due to the vocal minority and mis/disinformation, etc.

The apartment that caught fire in Feb, on Bowlen st, is being town down today. I assumed the damage would not warrant a teardown, and we would see something similar to the Clark St apartment remediation.

Maybe if it had burned in the spring/summer, they could have done more to salvage it.

But a winter fire, dumping all that water in the building to put the fire out and having it freeze/thaw ever since; I fully expected the building to be a write-off.

The fact they didn't tarp up the roof or appear to do anything else to protect the building since the fire just made its ultimate fate more certain, IMO.

Drove by there yesterday and thought that it should be torn down. Good to see it go. Hoping there will be a new building replace it ASAP

risteen building, first floor construction. This area is becoming quite the residential corridor.





Also, I see the old NAPA on Bishop has been painted red and the front cinder blocks painted gray. Any ideas as to who is moving in?

The long time Chapers sign facing Bishop and Arnold Drive on the facade at the Regent Mall has now been changed to Indigo. Ew lol

As for the Tims upgrades, I wonder if the two North Side renos count in their updates? Main street just finished and Union was last year. There's still upgrades/renos to go for Marysville and Brookside.

Apparently one of the brand new stores is earmarked for Lincoln. Not sure where it would go but probably somewhere near the Lincoln Road/Vanier Drive intersection would make sense.

I'm probably misremembering, but wasn't there a donut place at the Lincoln Plaza at some point? I think there was a pizza place and various other restaurants there too at various points.

True. I hadn't thought of that. There is a bit of a lack of TCH Tims in the Freddy area. You have one at Oromocto, and then nothing until Woodstock.

So one in the Blue Canoe area (probably not there but across the bridge at Scholtons maybe?) would be an idea.

Another up around the Nackawic or Kings Landing exits might be an idea too, though it doesn't seem to be on the radar.
