I love how when you log onto RXR's website, you're immediately greeted with this news about our forthcoming icon.

https://rxr.com/rxr-files-permit-for-95-story-175-park-avenue/

Even the Czechs are writing about our new icon.

In a few years, NYC is going to be even more unparalleled than it already is.

This building will make this already incredible skyline that much more spectacular.

Imagine it also with 350 Park and who knows whatever other iconic buildings we’ll get.

Just a matter of weeks. No demo permits have been filed, only the new construction, which on their terms could begin sooner. But the subway station and neighboring buildings will get protective coverings as well, for demo.

The week after the Griffin video, Su and the mayor met with the leaders of the big business interest group the Partnership for New York City, Steve Fulop and Rob Speyer. Su also sat down with the CEO of JetBlue Airlines, Joanna Geraghty, with billionaire businessperson and political megadonor John Catsimatidis and with RXR Realty CEO Scott Rechler. She joined the mayor for meetings last month with Chobani CEO Hamdi Ulukaya and Bank of America CEO Brian Moynihan.

On Wednesday, Su and the mayor met with billionaire Democratic donor and president of Blackstone Jonathan Gray. More executive meetings are in the works. And despite the narrative that the administration doesn’t engage with big business, the meetings – according to conversations with Su, the mayor’s office and several of the participants – are going well.

“Of course, we brought up the Ken Griffin stuff and the video, but like, the topic of the conversation was really about, how do we have a constructive relationship to create jobs and build the local economy?” Fulop said, adding that he’s met with the mayor several times. In a statement, Rechler said the meeting with Su about his supertall project at 175 Park Avenue was “collaborative and productive.”

Isn't the federal financing supposed to close in June? Hopefully, we'll learn about the tenant then.

June could be a huge month. Something substantial, whether ASTM or Grand Penn, will be announced for Penn Station, and we could learn about 175 Park.

I, like everyone else, am still eager to learn about the following:

1. Whether the design on 41 W 57th has changed, and if it will be combined with Vornado's/LeFrak's Rizzoli site;

2. The design for 346 Madison;

3. The design for Extell's 405-417 Park (Hopefully, Gary does not build a mundane glass box);

4. The design for the Prada tower on Fifth;

5. The final design for 570 5th, though I anticipate that the basic design will remain;

6. The design for Vornado's 5 East 54th Street;

7. Whether anything will occur at 36 CPS;

8. Whether Soloviev will sit for years on his site at 10 W 57th St., like Vornado does with most of its properties; and

10. Whether we'll get any news regarding 400-410 Park.

It cost over $1 Million alone for the filing of the new building construction permit for 175 Park, while the other permits costs a lot less (about $600 for the foundation permit)…

Meanwhile, due to the nature of how this building will rise, the actual foundation will cover an area a little less than half the foundation area of 350 Park Avenue…

I excluded those because we have a rough idea as to what they'll look like.

Speaker Spotlight: Adam Greene of RXR

…we need to build the next generation of offices for companies that are driving the future. That’s the premise behind 175 Park Avenue — not simply another office tower, but an architecturally significant workplace integrated with transit, public space, a new hotel, and the civic infrastructure around Grand Central….

And 175 Park Avenue is being built from the ground up as a next-generation workplace because we saw that Grand Central’s ecosystem demanded a product that simply doesn’t exist yet.

As it’s June, the month which RXR said work on the tower would begin, we’ll see if anything pops up. Any groundbreaking would be ceremonial anyway.

Scott Rechler, a real estate developer, met with Ms. Su in April near 175 Park Avenue in Manhattan, where his company is building a 95-story skyscraper. He said he was “pleasantly surprised” by the administration’s tone.

The pair discussed the importance of construction jobs with so many large projects underway in the city, including the renovation of Kennedy International Airport, new office towers, casinos and a bus terminal.

“I just met with some union partners in the building trades and they’re 100 percent employed,” Mr. Rechler said. “That is a good opportunity — recruiting more workers and making sure they have housing.”

Don't they have to demolish an entire building before "groundbreaking"?

Starting this month and 1,519' occupied floor alone are giving illegitimate "too good to be true" vibes.

Though to be fair these projects can typically be pushed back in terms of timeline yet still happen.

They said demolition and foundation work would happen at the same time
