The permit search portal shows that an internet application was approved for 481 River Ave (former Starbucks) on March 11, 2026. Could this be a sign that something is finally going in there?

26-127444 MS 481 River Avenue Internet Application. Issued 2026-03-11

It also looks like there might be another restaurant going into 160 Osborne St (The Zu Apartments). Previously, we knew about a restaurant going into "Unit A" as shown below:

25-197875 MC 160 Osborne ST M1 - HVAC. Related Building Permit: 25 149992 000 00 PE. Location of work within building - room number, floor, etc.: 1st floor. Mechanical for Zu Restaurant Issued 2025-07-25

But now it looks like an HVAC permit has been approved in "Unit B" for "Earth Restaurant."

No parking in-front, too close to Confusion Corner (noise, pollution etc.), too far from the high-density housing along Roslyn Rd and River Ave. So not a problem with the building design, just a problem with the location.

Second restaurant? Or "earth" is just autocorrected "harth" and these are both the same new Harth-owned restaurant

Retail on that strip is hard (low foot traffic despite density and the challenges of the area in terms of theft and safety). Restaurants are hard everywhere (and there's at least 2 or 3 places on the strip currently for sale - the korean hotdog place, spicy grill, and, from what I've heard, Carlos and Murphys).

They did a full reconstruction of that lot just this fall. I think they're coming back to pave it this spring. Big bucks for a poorly used lot.

I do not understand the economics at all because the lot is almost always 80%+ empty. Some of the spots are leased to Vitahealth; maybe they'll create similar arrangements for the new Harth restaurant or the Dollar Tree?

Amazing! This will definitely put pressure on the Shell gas station to be redeveloped. Also love to see how viable it would be to build towers on top of all the Evergreen towers parking.
