Interesting Family Story

Stan married into The Family; his wife is Ann "Walton" Kroenke. Ann Walton Kroenke is listed as the owner of the Denver Sports franchises. They did that because of NFL rules this allowed Stan to own the LA Rams.

Son Josh is the President and "Governor" of the Nuggets and Avalanche, Governor being the designated representative for the franchises for League meetings where league policies are determined. Josh is also the Director for Arsenal FC soccer club. Over the years Josh has been "tutored" in all aspects of operations for Kroenke Sports & Entertainment. BTW, daughter, Whitney Ann Kroenke, is the artsy member of the family; she is involved in their philanthropic efforts.

With good mid-western roots the family still lists their primary residence as Columbia, Missouri. Prior to getting into sports Stan made lots of money from developing/owning shopping centers.

Coincidentally, Patricia Calhoun, owner of Westword, recently penned a piece about the Ball Arena penthouse.

You're right on Denargo- though I've considered it to already have broken ground given all of the horizontal work that's already been done. The vertical construction is just the next phase.

Plus they have already stated they broke ground.

Apparently Denargo Market has a 16-story, 380-unit apartment project ready-to-go. I'm assuming they intend to build something relatively nice and are looking at all the current vacancy and are currently in a holding pattern.

Or the Lifetime Fitness in Northfield since we're scrapping the bottom of the barrel.
I'd probably join that Lifetime Fitness if I didn't have kids going off to college this fall. I assume the high price filters out a lot of the crazies I see at 24 Hour.

That's why I put in a home gym.

Waymo says blocking bike lanes is 'normal practice'
April 28, 2026 By Diana Ionescu -- Planetizan
Quote:
Bike advocates say Waymo representatives have told them that it is "normal practice" for the robotaxis to veer into bike lanes to pick up or drop off passengers....

... Christopher White, executive director of the San Francisco Bicycle Coalition, says Waymo has stated that expecting its cars to respect bike lanes is "too high a bar" and that pulling into bike lanes is a "normal practice" that customers expect.

REPORT: Equity Residential, AvalonBay In Early Talks To Combine
April 29, 2026 By Bianca Barragán -- Southern California Bisnow
Quote:
Major multifamily REITs AvalonBay Communities and Equity Residential are in talks to unite. The discussions are in very early stages, and a transaction isn't guaranteed at this point...

AvalonBay and Equity Residential are both valued at about $25B... Arlington, Virginia-based AvalonBay Communities and Chicago-based Equity Residential are coming off a rough 2025 in which expenses outpaced operating income. The REITs reported rosier first-quarter earnings this week, with both expecting the supply hangover from the pandemic to finally burn off.
Building apartments in Central Park looks like a good strategy for AvalonBay.

Good, Brookfield had planned for a bunch of mid density townhomes here, which would've been a total waste of space in what should be one of the most dense parts of this neighborhood.

Yes. When I got an advance tour of Rhingo the Rhino late last summer, the construction superintendent told me that the first residential building was set to break ground after the first of the year. Obviously, that hasn't happened yet.

It does seem that Hopscotch Beer Garden is close to opening there shortly, however.

Avonlay Bay is reportedly looking at the site as ideal for for-rent townhomes so I wouldn't hold my breath for a ton more density. Seems like Central Park developers are really starting starting to focus on this model as this the third one I've heard of so far in the neighborhood.

AI Overview
Quote:
Yes, AvalonBay Communities actively builds and develops for-rent townhomes, with a significant portfolio of over 3,000 townhome units. They are expanding this "build-to-rent" (BTR) focus, specifically targeting suburban markets in Texas, Colorado, and North Carolina, with projects often featuring private yards and attached garages.
I am a fan of the product. It's more family oriented for one thing.

If we are being honest, Central Park is a very suburban development within an urban zone.

The only measurable density would be TOD at Central Park Station. If they do it right.

I get the original concept of "front yard families" and I think they've accomplished that. Except I never see families in their front yards when I pass through. Honestly, that was my favorite part of living in Park Hill - getting to know my neighbors. A great looking and curious Boxer boy helped as well.

HUD, USDA Seek To Roll Back Energy-Efficiency Building Requirements
April 30, 2026 By Taylor Driscoll, Boston Bisnow
Quote:
In an effort to unlock more housing production and lower costs, federal agencies are pulling back on Biden-era green building codes.

The energy-efficiency standards were issued as part of a 2024 final determination under former President Joe Biden. The determination made all new housing construction ineligible for an FHA or USDA-backed mortgage loan unless the home was built according to the 2021 International Energy Conservation Code.
How big of a deal is this?
Quote:
HUD and USDA argue that the mandatory standard increased home construction costs between $20K and $31K, making the final product less affordable for first-time homebuyers, decreasing the amount of new housing production and drawing out the permitting and inspection timelines.
That's the gist of it.

It won't help in Colorado and especially in Denver as the City with their "Energize Denver" policies are some of the strictest requirements and red tape in the country.

I get a real chuckle out of the state legislators feigning concern over housing affordability and then proceeding to pass a number of zoning requirements - which may or may not be legal - that are largely worthless anyway.

You're a hard man to please.

Just for future reference if you 'copy' a post with (a lot of) images it would save a lot of bandwidth if you would delete the images.

Seriously?

You post pictures of a mediocre suburban "upscale" apartment community that has no density, boring stucco walls and 🞵🞵🞵🞵🞵🞵 landscaping and I'm supposed to be excited? Even the facades are lame for Texas, where a lot of brick or stone is typical. Even my "non-upscale" townhouse in McKinney was brick on all exterior walls.

But I digress.

The AVE brand is known for it's corporate housing

That's why many of their units are furnished including both one bedroom and Studio units.

I happen to pick up a couple and their Dad and dropped them off at the Mayo Clinic for a follow-up checkup to a medical procedure. He was staying at the AVE Paradise Valley for 30 days as a part of his after-care so Mayo must have some type of arrangement with AVE Paradise Valley.

The recently opened AVE Paradise Valley (or PV) is part of a 2 billion $ redevelopment of the old Paradise Valley mall. It wraps around their new Whole Foods Market and the north side is full of retail tenants on the ground floor.
