New student housing tower heading to Washington Heights

A Midtown-based developer is finally moving forward on a more than $20 million investment he made in Washington Heights nearly a decade ago with plans for a massive student housing building.

Ari Sherizen of Edge Property Group intends to build the project at 473 W. 165th St. in the Upper Manhattan neighborhood, according to plans recently filed with the Department of Buildings. The tower would span 200,000 square feet and stand 28 stories and 322 feet tall with 276 residential units, all of which would be designated as student apartments, the filing says.

However, the company bought the majority of the development site where the dormitory would rise back in 2018 for $21 million. The assemblage consisted of eight lots between Edgecombe and Amsterdam avenues addressed at 458-464 W. 166th St., 465-469 W. 165th St. and 639 Edgecombe Ave. A community facility bonus allows for a project spanning about 205,000 square feet.

It is unclear what educational facility the building's housing would be used for, although the site is located just a few blocks from Columbia University's medical school. Ariel Property Advisors, which brokered the 2018 deal, highlighted the site's proximity to the campus as one of its major selling points.
