Wow. Pleasant surprise!

And so the 150m+ construction streak in Chicago is secure for a few more years.

More importantly, this plants the first flag of major development on Goose Island and is a big win for the unlocking of a new part of the city.

This also adds more activity to the Bally's casino development/Fulton Market momentum.

With the recent activity on the Salvation Army site we could potentially see major construction across 3 or 4 front in the West Loop area.

Last update from November was 501 feet, a full 9 ft clear of the 150m/492 ft min by CTBUH.

https://chicagoyimby.com/2025/11/first-c...ued-for-phase-one-of-halsted-pointe.html

Quote:
The project will rise 46 stories and 501 feet in height, with the construction permit allowing for the construction of the first five levels. In total, the tower will include 460 residential units, consisting of one-, two-, three-, and four-bedroom layouts.

Great news. Still not wild about the finalized design. It looks like it belongs in Lakeshore East lol

931 N. Halsted UNDER CONSTRUCTION

Hey Steely, can you move this tread to Under Construction?

04.27.26

They said they started drilling out 2 weeks ago.

This building will have rock caissons and apparently the bedrock is only about 65-70 feet below the surface over here. Buildings like Trump Tower and 150 N. Riverside have bedrock caissons that go down 110-120 feet.

Been a minute since I've gotten to do that.

Definitely a very Canadian aesthetic. Not my personal fav design, but its sharp corners and balconies will contrast the casino pretty nicely. And I do tend to like towers with square proportions (e.g. the Row, Exhibit on Superior, 353 N Desplaines St, etc) since they look tall from any angle. Glad they're building it!!

Amazing news!

Did they secure funding somewhere earlier? Or is that to be announced still?

Phase One has been mostly funded, with Onni securing a $50 million loan last year [June 2024] from Otera Capital last year, along with $170 million from refinancing its office building at 200 North LaSalle Street. A groundbreaking date has not yet been set, but construction is expected to take 24 months to complete.

The Chicago Permits site last updated the permit on 04/06/2026.

The description reads:

This is such a pleasant surprise..... I was pretty convinced that after 400 LSD and Bally's - That was gonna be it for major highrise construction aside from the handful of shorter towers we may see break ground in the West Loop.

Seeing this break ground makes me wonder if we can get some other major residential high rises to get off the ground, assuming macro economic conditions don't deteriorate.

Was it though? We’ve known from the ChiNimby article from 11/2025 that the project had received funding and was in permitting. Permit issuance in early April is not unrealistic for a building of this size. I think it just went under the radar for…whatever reasons. Maybe because it’s just phase 1 of a multi-phase development? I dunno
I’m just happy it’s finally happening.

Don’t forget about Shapack’s (IIRC?) development at Grand/Halsted. I think I’m most excited about that.
