I don't make any money from this and these updates are to share, with both locals and out-of-towners, what is happening in the city they love. Gutting the interior of the 1920s Stevens Center for a bad renovation! Is Brookhyrst back from a long period on-hold? They still haven't completed the Balladeer Hotel? It's almost completed! Lets get updated!
After 1986, what else could be new?

Downtown Marriott Hotel Renovation:
Renovations are moving forward at the Marriott Winston Plaza, located at 425 North Cherry Street. These are interior renovations. Atlanta-based C+TC Design Studio was hired as the architect for this project. They want to merge two meeting rooms into one larger meeting space, update the second floor restrooms, replace all of the ice machines, and update lighting and finishes to give the hotel a more contemporary look.

Economic Development:
There are currently 118 active economic development projects for Winston-Salem/Forsyth County. 9 of these are in Life Sciences. 4 are in Aviation. Winston-Salem/Forsyth County is also being considered for 4 headquarters. Of the 118 total economic development projects considering Winston-Salem/Forsyth County, only 13 have made site visits and only 4 are in the due diligence stage. Maybe we will see something announced, soon?
Stevens Center Renovation:
Work will start in February 2027 on the last phase of renovations at the Stevens Center. This is an $85.3 million renovation project and it appears as if all of the historic character will be removed to create a modern venue. The renovations include enhancements to both the stage and seating, including a lower reconfigured balcony with improved sight lines. A redesigned proscenium is expected to enhance acoustics. The venue will also have immersive video and sound. It is worth noting, the theatre's seating capacity will be reduced by 34% and dynamic ticket pricing will be introduced. Interestingly, during the theatre's last few years operating in this building, it had fewer seats than this, due to closing the balcony. As a reminder of who removed the historic character, Jenkins Peer Architects and Steinberg Hart worked on this project. Completion is scheduled for 2029. On the exterior/current phase, workers are starting to remove the scaffolding, to reveal what appears to be white paint! Designers can't renovate anything these days without painting it white, black, and grey. Look at the top floor and cornice in the third photograph. Maybe it will look beige again, when they finish, but I doubt it.

Last Phase Renderings:
Earlier renderings had some interior historic details intact. These new renderings don't show many interior historic details from the 1920s building. Why not just build a new building, if you're not keeping anything historic?

Malloy/Jordan East Winston Heritage Center Branch Library:
The Malloy/Jordan East Winston Heritage Center Branch Library will be renovated by general contractor MWM Construction. This work includes asbestos abatement, some plumbing work, new flooring, new paint, and updating the data cables/internet.

Data Center (Project Delta):
This project is on-hold, after commissioners voided their approval due to a failure to fully comply with statutory notice requirements. The developer will reapply.

Weeks Plant:
A potential buyer is looking at the former Hanes Weeks plant, located at 401 West Hanes Mill Road. This is a sizable facility, built in 1960. It was the largest industrial building in the state at that time and appears to have a nice clear ceiling height for modern racking systems. Maybe we could see a big announcement for something at this site, soon!
Whitaker Park Mixed-use Project:
Remember the Natures Value headquarters project at Whitaker Park? CJMW Architecture was hired to upfit space for this project, which includes a lot of MEP work.

Hunt Electrical Expansion:
Look for more demolition, soon, at the former Leonard Oil Company site, located at 2037 Vargrave Street. Workers have already demolished part of the site. For those who want to know who is moving onto the site: Neighboring Hunt Electrical Supply is interested in expansion on this site.
New Data Center (Project Iron Spur):
A small update on the $3 billion Rural Hall Data Center. The project is 1.3-1.4 million-square-feet and includes 200 air-cooled chillers. It also has water cooled chillers, heat exchangers, and generators. Thomas & Hutton is the engineer. The scheduled meeting is mostly about intensity. Local governments can't down-zone property. They can't reduce uses or density. The City/County can't modify an ordinance for AI data centers under the current State statutes, since this would create a new use and it takes-away a right from developers.

Edgewood Lofts:
Warfford & Co., has teamed up with Red Link Realty on the first phase of the Edgewood Lofts in downtown Lexington. This is the renovation of the 26,000-square-foot former Edgewood Apparel Factory at 205 East 2nd Avenue into 33 apartments. The project includes 3,000-square-feet of office space. Completion is set for summer 2027. The project will use historic tax credits. A second building, with 90 units, will be constructed as part of this project.

New Tenants/Leases:

Could we see an ice cream shop at 4216 North Liberty Street? Maybe? There is talk El Chi-Chi Ice Cream 'could' soon open in this space. We will see what happens.

After several weeks of work, preparing the space, Athena Stationary & Cafe should open May 29, 2026 in the former Camel City Goods storefront, at 1004 Brookstown Avenue.

The Oil Lady will open in space 140, in Old Town Center, at 3800 Reynolda Road.

Bowl'D Up is the new tenant in the 6324 space at Clemmons Town Center (6324 Clemmons Point Drive).

There could be a buyer for the former K&W location, at 3300 Healy Drive? We'll see what happens.

Freese & Nichols is moving to the 12th floor of the Liberty Plaza Building (102 West Third Street). Trisect Commercial will be the general contractor for this upfit.

The Walmart Supercenter, at Peters Creek Parkway, will add a Dunkin' Donuts. J.G. Coram Company will be the general contractor for this upfit.

CapTrust will open a Winston-Salem office, with a new lease signed at 101 South Stratford Road. The lease expires at the end of February 2037, with two five-year (each) options.

Fifth Third Bank will demolish the old Bank of America building, at Pine Ridge Plaza Shopping Center (2899 Reynolda Road), and build a 2,397-square-foot de novo branch building.

Windsor Dalton Designs opens May 15, 2026.

The Grounds:
You may ask: What is in those five retail village buildings? Here are the details! Building 1 has four retail spaces, at 7,799-square-feet total. Building 2 has two retail spaces. One of these spaces is 2,834-square-feet and the other is a 7,164-square-foot possible restaurant space. The entire building is 10,252-square-feet in size. Building 3 is a three-storey building with 6,023-square-feet in three retail spaces. Two of the spaces are described as restaurant/bar spaces, with a total of 3,622-square-feet. This building also has 10 condominium units on floors two and three, along with amenities. Yes, it will have an elevator. Building 4 has two restaurant/bar spaces in 10,216-square-feet. Building 5 has four floors, with a 4,228-square-foot retail space and a 4,362-square-foot retail space. The top three floors have 12 condominiums and their amenities. This building also has an elevator.
Brookhyrst Apartments:
After several years on-hold, there is talk this 6-storey, 337-unit apartment project (at 920 Brookstown Avenue, near the ballpark) is starting to move forward again! Will it keep the Brookhyrst name and the design from a few years ago? I guess we shall see. So, what is new since the last time we discussed this project? Don Curtis is joining with Chaucer Creek Capital, as part of the project. It will be great to have this site developed, so I'm cautiously optimistic!
