I am thrilled Front Street Capital is buying this old motel. It indicates The Grounds may be even larger than first planned and may span across both sides of The Parkway. I wish they would buy, demolish, and develop the old Courtyard Marriott that is directly adjacent to The Grounds. It sticks out like a sore thumb amongst a massive new development complex.

I didn't realize that DOT is adding another interchange on 421 at Big Mill Farm Road. That seems crazy to me given the new intersection with 74 makes that stretch leading up to South Main Street probably the most congested along the entire route. Putting another interchange between 74 and S Main, which is only about 1.25 miles apart is going to make that section come to a complete standstill at different points during the day.

On Google Maps it looks as if the section of I 74 from I 40 south to existing I 74 is complete and open. I didn't notice any announcement. Further, if so, the orphoned section of I 74 to the established junction with I 40 (furtherer west) is still also labeled I 74 on Google Maps. Of course, this needs changing and I hope certainly that a 3-digit of I 74 such as I 674 would be applied to the orphoned section though NCDOT does not seem to view the importance of this practice as do other DOTs.

Representatives from creekside at the grounds will also be on campus, hosting tabling events, providing students with opportunities to learn more about the community and the leasing process and ask questions directly.

I want to thank the photographers and local businesses, sharing updates on projects, who make this thread possible. Without you, these updates won't happen. I don't make any money from this and these updates are to share, with both locals and out-of-towners, what is happening in the city they love. Many people reading this are far-away and this allows them to see the projects. If you can, please support any local businesses or follow social pages sharing photographs and thank them.

Gutting the interior of the 1920s Stevens Center for a bad renovation! Is Brookhyrst back from a long period on-hold? They still haven't completed the Balladeer Hotel? It's almost completed! Lets get updated!

After 1986, what else could be new? I guess the Stevens Center, but that also looks so 1986!

Downtown Marriott Hotel Renovation:
Renovations are moving forward at the Marriott Winston Plaza, located at 425 North Cherry Street. These are interior renovations. Atlanta-based C+TC Design Studio was hired as the architect for this project. They want to merge two meeting rooms into one larger meeting space, update the second floor restrooms, replace all of the ice machines, and update lighting and finishes to give the hotel a more contemporary look.

Economic Development:
There are currently 118 active economic development projects for Winston-Salem/Forsyth County. 9 of these are in Life Sciences. 4 are in Aviation. Winston-Salem/Forsyth County is also being considered for 4 headquarters. Of the 118 total economic development projects considering Winston-Salem/Forsyth County, only 13 have made site visits and only 4 are in the due diligence stage. Maybe we will see something announced, soon?

Stevens Center Renovation:
Work will start in February 2027 on the last phase of renovations at the Stevens Center. This is an $85.3 million renovation project and it appears as if all of the historic character will be removed to create a modern venue. The renovations include enhancements to both the stage and seating, including a lower reconfigured balcony with improved sight lines. A redesigned proscenium is expected to enhance acoustics. The venue will also have immersive video and sound. It is worth noting, the theatre's seating capacity will be reduced by 34% and dynamic ticket pricing will be introduced. Interestingly, during the theatre's last few years operating in this building, it had fewer seats than this, due to closing the balcony. As a reminder of who removed the historic character, Jenkins Peer Architects and Steinberg Hart worked on this project. Completion is scheduled for 2029. On the exterior/current phase, workers are starting to remove the scaffolding, to reveal what appears to be white paint! Designers can't renovate anything these days without painting it white, black, and grey. Look at the top floor and cornice in the third photograph. Maybe it will look beige again, when they finish, but I doubt it.

Last Phase Renderings:
Earlier renderings had some interior historic details intact. These new renderings don't show many interior historic details from the 1920s building. Why not just build a new building, if you're not keeping anything historic?

Malloy/Jordan East Winston Heritage Center Branch Library:
The Malloy/Jordan East Winston Heritage Center Branch Library will be renovated by general contractor MWM Construction. This work includes asbestos abatement, some plumbing work, new flooring, new paint, and updating the data cables/internet.

This project is on-hold, after commissioners voided their approval due to a failure to fully comply with statutory notice requirements. The developer will reapply.

Weeks Plant:
A potential buyer is looking at the former Hanes Weeks plant, located at 401 West Hanes Mill Road. This is a sizable facility, built in 1960. It was the largest industrial building in the state at that time and appears to have a nice clear ceiling height for modern racking systems. Maybe we could see a big announcement for something at this site, soon!

Whitaker Park Mixed-use Project:
Remember the Natures Value headquarters project at Whitaker Park? CJMW Architecture was hired to upfit space for this project, which includes a lot of MEP work.

Hunt Electrical Expansion:
Look for more demolition, soon, at the former Leonard Oil Company site, located at 2037 Vargrave Street. Workers have already demolished part of the site. For those who want to know who is moving onto the site: Neighboring Hunt Electrical Supply is interested in expansion on this site.

New Data Center (Project Iron Spur):
A small update on the $3 billion Rural Hall Data Center. The project is 1.3-1.4 million-square-feet and includes 200 air-cooled chillers. It also has water cooled chillers, heat exchangers, and generators. Thomas & Hutton is the engineer. The scheduled meeting is mostly about intensity. Local governments can't down-zone property. They can't reduce uses or density. The City/County can't modify an ordinance for AI data centers under the current State statutes, since this would create a new use and it takes-away a right from developers.

Edgewood Lofts:
Warfford & Co., has teamed up with Red Link Realty on the first phase of the Edgewood Lofts in downtown Lexington. This is the renovation of the 26,000-square-foot former Edgewood Apparel Factory at 205 East 2nd Avenue into 33 apartments. The project includes 3,000-square-feet of office space. Completion is set for summer 2027. The project will use historic tax credits. A second building, with 90 units, will be constructed as part of this project.

New Tenants/Leases:

Could we see an ice cream shop at 4216 North Liberty Street? Maybe? There is talk El Chi-Chi Ice Cream 'could' soon open in this space. We will see what happens.

After several weeks of work, preparing the space, Athena Stationary & Cafe should open May 29, 2026 in the former Camel City Goods storefront, at 1004 Brookstown Avenue.

The Oil Lady will open in space 140, in Old Town Center, at 3800 Reynolda Road.

Bowl'D Up is the new tenant in the 6324 space at Clemmons Town Center (6324 Clemmons Point Drive).

There could be a buyer for the former K&W location, at 3300 Healy Drive? We'll see what happens.

Freese & Nichols is moving to the 12th floor of the Liberty Plaza Building (102 West Third Street). Trisect Commercial will be the general contractor for this upfit.

The Walmart Supercenter, at Peters Creek Parkway, will add a Dunkin' Donuts. J.G. Coram Company will be the general contractor for this upfit.

CapTrust will open a Winston-Salem office, with a new lease signed at 101 South Stratford Road. The lease expires at the end of February 2037, with two five-year (each) options.

Fifth Third Bank will demolish the old Bank of America building, at Pine Ridge Plaza Shopping Center (2899 Reynolda Road), and build a 2,397-square-foot de novo branch building.

Windsor Dalton Designs opens May 15, 2026.

The Grounds:
You may ask: What is in those five retail village buildings? Here are the details! Building 1 has four retail spaces, at 7,799-square-feet total. Building 2 has two retail spaces. One of these spaces is 2,834-square-feet and the other is a 7,164-square-foot possible restaurant space. The entire building is 10,252-square-feet in size. Building 3 is a three-storey building with 6,023-square-feet in three retail spaces. Two of the spaces are described as restaurant/bar spaces, with a total of 3,622-square-feet. This building also has 10 condominium units on floors two and three, along with amenities. Yes, it will have an elevator. Building 4 has two restaurant/bar spaces in 10,216-square-feet. Building 5 has four floors, with a 4,228-square-foot retail space and a 4,362-square-foot retail space. The top three floors have 12 condominiums and their amenities. This building also has an elevator.

Brookhyrst Apartments:
After several years on-hold, there is talk this 6-storey, 337-unit apartment project (at 920 Brookstown Avenue, near the ballpark) is starting to move forward again! Will it keep the Brookhyrst name and the design from a few years ago? I guess we shall see. So, what is new since the last time we discussed this project? Don Curtis is joining with Chaucer Creek Capital, as part of the project. It will be great to have this site developed, so I'm cautiously optimistic!

I really hope the planned Brookhyrst Apartment development actually gets started. That development would really give a boost to the aesthetic and street vitality of that area, and would further cement the connections between the Ballpark district and Brookstown. Plus, center city really needs something big to help dispel notions it is stalled or in decline.

Freestanding ER:
Atrium Health Wake Forest Baptist acquired the site at 2710 University Parkway for their $33.2 million emergency department. The 11,532-square-foot facility will operate 24/7 when it opens in January 2028. Construction is scheduled to start in July 2026. It's expected to have eight exam rooms, two patient observation rooms, a fixed X-ray unit, a mobile X-ray unit, a CT scanner, two mobile ultrasound units, emergency laboratory and pharmacy services, and family waiting areas.

Stevens Center Renovation:
I am very disappointed in this project. Notice they have stripped nearly all of the ornamentation from the top two floors and who thought those windows were a good idea? I thought we quit using those cheap windows around 50 years ago to poorly renovate historic buildings? Again, they should've sold this building to someone who would restore it and built a new building. The money was there to build a new theatre this size and they could've added the money from selling this building. They (UNCSA and their architects) likely permanently destroyed this building.

Hobby Lobby Buys Office Campus:
Hobby Lobby craft stores has purchased the former Hanes Brands Headquarters Campus for $8 million. The office campus was built in 1994 and has nearly 500,000-square-feet of office space next to a large lake. It was the headquarters of former Fortune 500 company Hanes Brands. No word on what Hobby Lobby's plans are for that office space?

1961 Whitaker Park Fountain Restoration:
Many people remember this 65 year old fountain, before it was turned-off. It had color-changing lights and the water pressure would change, creating a dancing water show for the many tourists visiting Whitaker Park. Locals would also take their kids to see this, at night. As I reported, a few years ago, restoring the fountain was in the plans and it's now restored! I haven't seen the fountain in-person to know if the color-changing lights are back or if it's 'animated' with a dancing water show, like it was in April 1961. You can find old photographs and postcards of it, to compare. It does appear as if the water arcs from the sides were removed? I don't see the nozzles to create those arcs and I don't see the multiple water arcs over the reflecting pool? Still, it's great to have it at least partially restored. Thank you to everyone involved in this project!

New Tenants/Leases:

Hanes Towne Village Shopping Center could get a new electric vehicle charging station. The proposal includes four EV charging spaces, using two 400kW Alpitronic EV Chargers.

A short-term daycare will open in the 3238 space at the Silas Creek Crossing Shopping Center. Clayton Consulting & Design is the architect for this upfit.

Sports Ant Arcade & Games will open at 2051 Griffith Road, in the Highwoods Square Shopping Center. It will replace the adventure park that closed last month.

A hair salon is being considered for the house at 563 Old Hollow Road. This older house was recently renovated. That entire intersection has seen a dramatic change, with the construction of Interstate 74 (Northern Beltway). This is not a done deal, but the salon is strongly considering this location.

O'Reilly Auto Parts will build a new store at 2860 Rocky Branch Road, in Walkertown. Esterly, Schneider, & Associates, Inc., is the architect for this project.

West Oaks Dentistry will construct a two-storey 6,707-square-foot dentist office at 1404 Old Mill Circle. Fuller Architecture, in Mocksville, is the architect for this project.

The WaterHub: Built!
This project is now completed! "The WaterHub is an advanced water recycling facility and product of H2O Innovation, projected to reclaim more than 60 million gallons of water a year—equivalent to the annual water supply of approximately 550 average U.S. households. The surrounding WaterHub site will serve as a sustainability showcase for the organization and include a 1,300-square-foot native garden with over 400 plants of 24 different species to promote biodiversity and multiple sustainable technology installations."
