I hope so, but renderings usually take height into account (unless this for some reason does not) and not all buildings are going to build ceilings like 270 Park Avenue. 270 Park is 60 floors with 130 feet of mechanical space up top.


A modern 52 story office tower could still be 7-800 feet. I really like the design though, at least it's not a box.

Keep in mind that what Related says is 52 floors, might not actually be 52 floors.

NY Guy, as you and TDVK seem to have particular insight into the cryptic DOB filings, I'm curious how tall you think this will be.

Also, do you think that the rendering that was posted this week represents the tower with or without the extra square footage from the transit improvement bonus? In Post 338, you commented as follows:

Yes, that's the height that's always been there since the refiling. However, plans for the transit improvement bonus haven't been filed, so it's not complete.

If at 32 floors it was 676' (as the title suggests) wouldn't it be much higher than that?

Unless the floor count is fake or the ceilings shrunk.

Yeah 52 floors at 700 feet is comparable to a residential tower which means either the floor count is wrong or the height is wrong

hopefully the height

I like the design and don’t really care about the height, but I’m surprised that Related is content with 700 feet when all of the other new “peer” towers will be a lot taller (eg, 343 and 346 Madison, 570 5th, 70 HY).

not a big fan of that crown, but the rest of the building is very stylish.

as usual more interested to see the base as that’s what we all interact with.

This design is quite nice, but I find the diminutive height odd. It seems that its non-iconic peers (e.g., 343 Madison, 346 Madison, 570 Fifth, and 70 HY) will all reach (or exceed) 800 feet.

I'd rather have this sub-700 foot tower than the absurd stick that was previously proposed, but I am perplexed by its Liliputian stature.

NY Guy,

I'd much rather have this roughly 700 foot tower than the ridiculous 1,200 foot stick that was proposed earlier, but why is this relatively short? Couldn't Related buy more air rights? Since there's no height limit on the site, I assumed that Related would have sought to be a few hundred feet taller than the GM Building.

Been waiting for this. Keep in mind, these transit improvement bonuses are not full ULURP. Notice the height and floor count difference between this and tge GM building. The particular submarket where this building will be located is for boutique, trophy buildings. It will be among the highest, if not the highest in rent. I believe they have factored into everything, the floorspace as well as the site zoning go achieve the max.
