I would not be surprised if Anthropic is a tenant. They're apparently seeking space in NY, and they have a lot of money.

I think that Anthropic is a great company, but this discussion reminds me of Doctor Faust, both the Marlowe and Goethe versions, not to mention Delacroix’s famous painting….

Inside the new ultra-towers set to transform the NYC skyline in the coming years

By Lois Weiss
April 22, 2026

Quote:
Last fall, JPMorgan Chase’s 2.5 million-square-foot trophy, Foster + Partners-designed tower opened at 270 Park Ave. Six months on, the city’s first all-electric tower, aka Jamie Dimon’s Man Cave, is still inspiring fresh and innovative deals.

That’s because C-suiters now realize that having a technologically modern and healthy workspace is good for recruitment, retention, bragging rights and the bottom line.

The largest new tower now in the works is 175 Park Ave. next to Grand Central Terminal. It will rise 95 stories (1,519 feet) and house 3.02 million square feet, including a Hyatt hotel on floors 83 to 90. (The top five floors are mechanical).

It’s still seeking an office anchor for its base, but it’s developers, RXR and TF Cornerstone, are banking on a design by Skidmore Owings Merrill — which also did 1 WTC and 7 WTC — to attract top tenants.
Quote:
........The rest of the towers on the drawing board may not be ready until years later, but tenants with expirations in the 2030s are already exploring their options.

Just look at Societe Generale: its lease at 245 Park Ave. expires in 2032, but it’s already kicking the tires for a 500,000-square-foot slot at Vornado’s Penn 15; RXR’s 175 Park; or BXP and Moinian’s 3 Hudson Blvd.

At this point I'm fine with that height, figures that wasn't the last occupied floor.

At least it would be noticeably taller than 350.

What are you talking about? It's an article. She also said 350 Park is 1,600 ft. You jumping on that bandwagon too?

The 1,519 foot figure is what's listed in the DOB for the highest occupied floor. There's still 5 mechanical floors above that and the crown so I wouldn't be surprised if it was taller.

Link to the DOB filing

How great is this unparalleled city?

From RXR’s website!

https://rxr.com/rxr-files-permit-for-95-story-175-park-avenue/

Quote:
RXR advanced its development at 175 Park Avenue by filing updated permits for a 95-story, ~3 million-square-foot, state-of-the-art mixed-use tower next to Grand Central. The project will include 2.4 million square feet of office space, a 200-room hotel, half an acre of public open space, and over $550 million in direct transit improvements to Grand Central Terminal, one of the busiest transit hubs in North America.

An RXR spokesperson described the filing as the “next step in advancing a transformative project next to Grand Central,” with construction expected to start in the coming months.

That seems far fetched but we'll see. I hope it's true.

"Far fetched". It's literally what they've filed with the DOB.

If you get anything soon, it'll come from the developers. Otherwise, the permits will work themselves through the DOB as usual. We'll get a look at the zoning diagram if somebody leaks it, otherwise when the NB (new building) permit is approved. That will be a matter of months (in some cases, over a year). The foundation permit, however, is what would allow actual work to begin. That doesn't take as long. But it won't give us a full look at the building. I suspect though, that when the groundbreaking happens (probably June), we'll get all of that information anyway.

https://www.crainsnewyork.com/real-estate/commercial/cny-rxr-175-park-building-permits-20260403/

Quote:
Todd Rechler, chief construction and development officer at RXR, has filed plans with the Department of Buildings for a 95-story tower at 175 Park Ave. — where for the last seven years RXR and partner TF Cornerstone have been angling for the more than 2-million-square-foot project. Rechler submitted the permits through the entity Commodore Owner LLC — a nod to the site’s past as home to the old Hotel Commodore.

Filings show the tower would rise 95 stories — 12 more than the 83 previously reported — across nearly 3 million square feet. Offices would occupy the 10th through 82nd floors, while hotel rooms would occupy the remaining top floors. The fourth floor would house a bar while the third floor would contain retail space. A lower floor would be dedicated to bike storage.

A spokesman for RXR declined to comment on the tower’s height but said the recent filing is the “next step in advancing a transformative project next to Grand Central.”

While we wait for more information, it's important to remember that this site, (like most sites in New York), has had a long, colorful history. And it will now be transformed into one of New York's greatest skyscrapers.

And then there's the "other" 175 Park Avenue that the city (and Grand Central) avoided, a 965 ft behemoth. I wonder what we would be saying if we were around back than, with the internet and this website....
