they have been working heavily for the past two weeks on a two building project very close to that tower, a large lot on 108th, two rental buildings going in, replacing, i think it was four two storey rental buildings, at 148th, the site had been sitting doing nothing for at least two years. Nice to see it getting started.

Any idea which businesses are opening up in the retail spaces of OneCentral? Last I heard they had been leased out.

One is a Smoke2Snack vape/snack shop, the second that just opened is a dental office, and the third that is establishing itself is a pharmacy.

Surrey And TransLink Unveil 41-Acre Newton Centre Master Development Plan

The Surrey City Development Corporation (SCDC) — the City of Surrey’s real estate subsidiary — and regional transportation provider TransLink have announced that they are partnering to “build a vibrant, compact, and transit-oriented town centre on public land” in the Newton area of Surrey.

The Newton Centre Master Development Plan outlines a vision for just under 41 acres of public land along King George Boulevard near 72 Avenue, a few blocks south of the King’s Cross Shopping Centre and just north of the 6.2-acre Newton Pond Park.

“We’re excited to share the Newton Centre Master Development Plan — a long-term vision to transform underutilized public lands into a vibrant, transit-oriented community at the heart of Newton,” said SCDC President and CEO Bill Aujla in a press release. “This plan reflects years of community planning and will bring a mix of new homes, civic amenities, and local commercial spaces to the neighbourhood, supported by significant public investment.”

The City of Surrey owns about 35.4 acres including a large vacant site on the western side of King George Boulevard, a 28-lot land assembly immediately north of Newton Pond Park, as well as an existing seniors centre, library, arena, and recreation centre. All of the facilities were built over 30 years ago. TransLink owns the remaining 5.5 acres, including a vacant 5-acre site along King George Boulevard.
Quote:
The first two phases will set the stage and are expected to begin as soon as this year. They will include the extension of 70 Avenue to King George Boulevard and the construction of the portion of 137 Street between 70 Avenue and 71 Avenue that will service the new community centre, which is expected to commence construction in late-2026 and be completed by Q4 2029.

Phase Three will commence next year, and include the extension of 137 Street up to 72 Avenue. Development may begin for the King George Transit Hub area on the western side of King George Boulevard.

The transit upgrades are expected to be in place around 2030, when attention will turn to the Newton Crossing parcel. The remaining parcels, which make up a majority of the new development, are not expected to occur until after 2033, “depending on the decommissioning timelines of existing civic facilities and residential and retail market demand.”

I suspect it would be a new location for Chalo's - and if the east side of KGB between 72nd and 76th (where Save-On, Superstore and vast surface parking lots are) ends up getting redeveloped too, then I can see that whole area getting a lot more density.

dear Surrey: Please bid for a major league baseball team franchise. It's time that BC has a second major stadium. Imagine the hotels and restaurants etc that will thrive.

Surrey council approves three high-rise projects

Monday, April 27, 2026
By Tom Zytaruk

A developer proposes to build a 20-storey apartment building with 175 dwellings in Guildford at 15202 Guildford Drive. (Artist’s conception/surrey.ca)

Surrey city council approved three high-rise projects on April 27 for which there was no public hearing because they are deemed consistent with the Official Community Plan and also include a residential component.

First up, council approved bylaw variance permits to allow Fast Solterra Development (Guildford) Corp. to construct a 20-storey apartment building with 175 dwellings at 15202 Guildford Drive.

Council also approved at third reading the development of two 20-storey mixed-use towers at 1797 – 152 St. and 15150 – 18 Avenue as well as a mixed-use 12-storey building at 1711 and 1767 – 152 Street, from 1601 to 1715 – 152 Street, 15105 and 15177 – 16 Avenue, and 1776 Martin Drive in South Surrey.

An application to build a five-storey residential building at 14318 – 60 Avenue to contain 112 dwellings and three levels of underground parking was also approved at third reading.

Allure's Skyliving has started; they had a groundbreaking two weeks ago, apparently, and the site has been cleared and is active with work going on.

A ribbon-cutting ceremony this week celebrated the opening of Surrey’s newest hotel, now open on the top nine floors of City Centre 4 building, Health and Technology District.

Homewood Suites by Hilton Surrey is marketed as an upscale extended-stay hotel with 189 studio and one-bedroom suites with fully equipped kitchens.

The hotel, developed by ICT Group/Lark Group and operated by Aquilini Group (Vancouver Canucks owners), opened for business March 30 at 9686 137 St., just north of Surrey Memorial Hospital.

I'd say not necessarily on the transit side of things though that would be a benefit, but I think definitely on the transportation side of things. Right now 176th is a bit of a gong show and especially through Cloverdale the through roads are terrible. Trying to get through the intersection of HWY10 and 176th on most days even weekends can be a nightmare and it can take longer to get 4 blocks through the Cloverdale stretch than the entire Langley Bypass through Langley.

They definitely need to rethink the grid and road network through those parts, and build some alternate bypass routes that don't lead everyone to the intersection of HWY10 and 176th.

That said, I kind of question (given proximity to the election) an announcement of this nature given the biggest justification given by the Mayor for shutting down the race track in the first place was to build more housing. I know in general she spoke to re-imagining that area and building amenities, but I'm not sold a convention center needs to lead the redevelopment. We've seen it in so many other cities around North America where a giant central facility is built before critical mass of people and supporting businesses are in place. Build a giant arena in the middle of nowhere with no large population, hotels, or restaurants around it and the building is empty 99% of the time.

Exactly what premier conventions will want, a location in the middle of the suburb within a suburb that's going to be an inconvenient bus ride from the nearest Skytrain station and an absolute pain to get to from the airport. At least there's a single Holiday Inn nearby for the guests

(Scott Road station area would be perfect for this but Surrey is gonna Surrey).
