23 Toronto St.

Hi, Maldive. The Zoning bylaw amendment application lists the tower, 23 Toronto St. at 300 metres:

"This report recommends approval of the application to amend the Zoning By-law, with a
holding provision, to permit a 91-storey (300 metres, including mechanical penthouse)
mixed use building, including 840 dwelling units and 7,920 square metres of nonresidential space at 17-19, 23 and 25 Toronto Street and 55 and 57 Adelaide Street
East. "


When the tower was just recommended for approval, they also referred to it as 300 metres. So it looks like 23 Toronto St. is now 300 metres.

Good news about 23 Toronto St. I love it. But it won't be built anytime soon, unless the developer shifts to rental or lowers prices. Condos in Toronto are still too expensive and small. The investor boom is over, and no resident-buyer wants a 400 sq. ft. closet-sized unit.
Maybe someone with expertise can chime in, but I have to believe the market will begin to heat up again soon. The HST rebate should spur sales.

The drop in starts won't continue indefinitely. Toronto is still a highly sought after global city despite the exorbitant prices. The Feds are projected to slowly bump immigration numbers back up after being slashed to almost zero the last 2+ years. Toronto will surely attract a good chunk of those newcomers which should boost demand.

^True. As I understand it, there's currently an oversupply of UC condos. It will take a while for those to be absorbed before new buildings go into sales. But even the market deep-freeze hasn't prevented a few new starts.
Many towers have been approved and are sitting in limbo. I hope not too many are cancelled outright. It seems to happen rarely in Toronto.

This one grew a bit in a resubmission. 648 rental units so this could move forward despite the condo bust.

Another proposal, 576 Sherbourne, was resubmitted downward.

Resubmission with the following stat changes:
Storeys decreased from 69 to 61
Height decreased from 235.26 to 203.46m
Total units decreased from 856 to 716
Rental replacement units increased from 41 to 45
Total bike parking decreased from 856 to 572 w/ cash in-lieu of deficiency

90 Isabella resubmitted at same height.



Also, the massive 2150 Lake Shore development is now up in the air, as the developer has been acquired.

We've been spoiled by a construction boom that lasted 17 straight years. It does feel like it's ground to a halt but you're right to point out that it hasn't. This breather does have benefits. Prices will moderate, and perhaps, we'll see some problematic proposals shelved. It's not dependent on housing demand but Id love to see the $400 million, 3500 spot, tax payer funded, above ground parking lot on our waterfront cancelled outright. It must NEVER see the light of day.

Unfortunately we're at the mercy of a premier who is one year into his four-year majority, and who seems to think he can do as he wishes with Toronto.

Again, while expensive the Ontario Place garage will not be costing anything close to $400 million. That was a massive overassumed cost of if they built a 5,000 space underground garage.

A 3,500 space above-grade garage like they have planned will likely cost closer to 175-200 million, and given the expected parking demand and parking rates will almost entirely self-finance. It's not a $200 million provincial subsidy involved at all.
