JERSEY CITY | 2875 Kennedy Blvd | 614 FT | 55 FLOORS

"790 residential units, almost 60,000 sf of retail space, and landscape features.

60k sq ft is a lot of retail…should be enough for a supermarket! The Target across the street at The Journal will be 44,000 sq ft."

I was just about to post this.

We should get renderings in the next few days or so. Journal Square will be one of the most diverse and dynamic neighborhoods in America! The density is really high for many of these new JSQ developments, and some don't include any parking at all.

Mark my words. The Port Authority's hand will be tipped to greatly improve PATH service to Journal Square to avoid dangerous overcrowding and pissing off a wealthy, growing, voter block.

The PA needs to demolish and redevelop the Journal Square complex. Tear that crap down, and build a grand hall connecting to train and bus, with a pair of 700 ft+ towers on either end.

That complex has to go. It's gonna look increasingly ridiculous as JS redevelops.

Amen brother. That brutalist pig is looking mighty ridiculous these days.

Demolition would also give the PA an excellent opportunity to upgrade track level and circulation. Win-win-win.

Renderings Released for 550-Foot Skyscraper at 2875 John F. Kennedy Boulevard in Journal Square, Jersey City

Quote:
New renderings have been released for 2875 John F. Kennedy Boulevard, a 54-story residential skyscraper in Journal Square, Jersey City. The proposed structure is expected to stand more than 550 feet tall and yield 790 rental units, as well as 60,000 square feet of retail space including a supermarket. The property is located at the intersection of John F. Kennedy Boulevard and Bergen Avenue.

An architect and developer have yet to be announced.

The above main rendering shows the building beginning with an expansive multistory podium, followed by the main tower featuring two interlocking rectangular volumes with a single setback near the flat roof. The following images give a closer look at the lower levels and façade, which will be composed of bronze-hued paneling surrounding an irregular grid of rectangular windows on the podium and a glass curtain wall on the tower. The supermarket will occupy the curved corner of the ground floor at the southern end of the property.

2873 Kennedy Boulevard in Journal Square is slated to be redeveloped into a 54-story mixed-use, mixed-income building with a supermarket on the ground floor. At roughly 50,000 square feet, the supermarket would be a bit larger than the Target opening at 10 Journal Square across the street, and roughly 5 to 10 times as large as a typical urban C-Town or KeyFood store.

If I had to guess probably the gym or some other residential amenity as it's above the residential entrance.

It's stupid looking and throws off the whole base. I hope they nix it before construction begins.

The whole base would look better at that height with an additional floor as well. Right now it looks too squat IMO and doesn't seem to have any reference to the Loew's Jersey.

100% agreed! The base of the tower leaves a lot to be desired. Needs to be taller to match the Lowe’s height to create a street wall. Love the supermarket/retail space, but it would be really nice if Journal Square Pub and Boulevard Drinks could be given a small retail space too.

I really hope they keep that 5 story brick building. It kind of adds to the grit of Journal Square and a reminder of what was there before all of this modern corporate towers showed up. The city wants to acquire via Eminent Domain. Just build around it like a property owner that refused to sell in 1920's Manhattan. Adds more character that way.

Second point, the podium on the new tower should be higher. Another two floors would have it look better.

Last point, add in a small public library or something that will give a community benefit in these extra floors and in exchange allow them to build 20 floors taller. Journal Square is exactly where the tallest new development should be occurring within the NYC region, along with Manhattan and Downtown Brooklyn. The transit accessibility is there.

Wow, a new Whole Foods, plus the new Target, will really drive residential demand in Journal Square.

And, yeah, this building, while tall and prominent, could use a bit more height and presence. And it would be nice to have a library or other urban amenity.

Great news!! Latest plans filed with the city shows that the the 8 storey brick building (50 Journal Square?), which once housed Journal Square Pub/JSQ Lounge, is being retained.

Developers sometimes love tearing down what's old to build new, thinking it will maximize value. But I think retaining this building will be important to keep some of the grit of Journal Square. In 20 years. I bet this little brick building makes the surrounding real estate even more valuable as it contrasts the old with the new, as opposed to all just new. I wish they bring back Journal Square Pub. Rumor has it that Moe's Tavern from the Simpsons was based on Journal Square Pub.

Any chance a member of the JSQ community can show up at the public meeting on April 14 and request that an extra floor or two be added to the podium of the new building, so it can be a larger supermarket. That's the real community benefit play. In exchange, let them build the tower portion taller.
