I love the rounded corners that 175 and 350 Park will have. The rounded corners on the MW towers look great.

You can compare the floor breakdown with this model.

This tower has some of the smartest mechanical floors I've ever seen, you almost don't even notice them since they flow with the design instead of sticking out

Hm, I wonder what the 3msf figure on the page before referred to. IIRC the original figure was 2.6msf or something.

800k sf probably wouldn't be al mech, would it?

Preparing for a drastic size chop (realistically) but still happy to see something go here.

It’s always been close to 3 msf (2.9 msf). The 2msf # in that article is a reference to the office space. Not everyone checks their information, but we post it here.

Filings show a slightly larger tower than this info (posted on previous page).

From that Real Deal piece:

https://therealdeal.com/new-york/2026/04...ction-permits-of-the-week-march-27-2026/

Quote:
The largest new building application filed last week was for a 3.2 million-square-foot skyscraper at 175 Park Avenue in the East Midtown-Turtle Bay section of Manhattan. The developers are RXR Realty and TF Cornerstone. Vram Malek with Skidmore, Owings and Merrill is the architect.

Actual filings....

^ Maybe. It looks that way.

This building has undergone changes since first proposed at 83 stories. But its always been near 3 msf in total size…

Do you think that this tower will exceed the height of One Central Park? It seems that it will.

A 1,600 foot tower with 3 million square feet is an absolute beast of a building.

This would be the second tallest tower in Dubai and Shanghai, and it has nearly double the space as Lakhta Center in St. Petersburg.

I am so excited for an official tenant announcement to know this is fully a go.

I am honestly so excited to see this one go up. SOM really knocked it out of the park with the design. Do we think the crown will be just the lattice work or will it be backed with glass?

With the elevation boost in the area, this might give 1 WTC a run for the money in terms of its impact when viewed from afar.

This tower rising and the moon orbit are the two most meaningful things this year, IMO. Both inspire.

Foundation work, which they expect to begin with demolition. It takes time for these filings to get approved. You usually would see a demolition permit application first, but I guess this would line up eventually with demo work.

They also have to put a protective cover over the 4/5/6 mezzanine. I’m also excited they are making that station a lot more user friendly.

That this tower is going to be an extraordinary icon is one of the things on which we all agree!
