Philadelphia metro population inches closer to Miami's as international migration slows

Philadelphia grew by ~1,500 and the region grew by ~16,000, and caught up to Miami.

San Antonio has recently surpassed Philadelphia to become the sixth most populated city, pushing Philadelphia down to seventh place.

SA also has 3x the land area and is only the 24th most populated metro, Philadelphia is 9th.

Honestly (maybe an unpopular opinion), but Philadelphia falling to 7th is nothing more than a vanity "issue".

Yeah looking at population alone is largely irrelevant when San Francisco is 17th, Seattle 18th, DC 22nd and Boston 25th. Cities like Houston, Jacksonville, Phoenix and San Antonio are barely cities for 95% of their massive city limits. Upper Darby, Bala, Drexel Hill, Conshy etc would be part of Philly in any of these sprawling cities. Same with Somerville, Cambridge, Dorchester etc. for Boston.

Population density for cities over 200k is my true indicator.

1. NYC
2. SF
3. Boston
4. Miami
5. Chicago
6. Philly
7. DC

I will also once again echo that Census Estimates are almost always wrong and should not be trusted.

Also worth noting that density and walkability are not necessarily the same - even though Philly is smaller and less dense I'd argue it's generally more walkable than several of the metros higher on the list, especially with the abundance of smaller one-way streets.

I a lot of Philly's future will depend the extent to which the city is willing to upzone all these areas with the older rowhomes.

And from what I recall in the 2020 census estimates systematically underestimated population in many larger northern cities like NYC, Philly, and Chicago.

Not to say they'll be off in the same direction again - especially with COVID muddying a lot of data around that time - but if I had to guess the current estimates are too bearish on NYC and Philly.

Yeah I mean the estimates - both before and after the 2020 census, seemed to be systematically underestimating the populations of several major northern metros

Grays Ferry swing bridge is an SRDC project. They're aiming for an opening sometime this spring.

A metro retail update...

I was at Suburban Square in Ardmore recently and noticed an uptick in quality retailers. In addition to what was already there, I saw several now open or coming soon (compared to my last visit 3 years ago). Its good to see an actual town center turn into such a nice destination (its always been nice, but definitely improved from a decade ago, in terms of aesthetics and retail).
