I think I'm the only person who thinks that 15 Penn looks great, though I'd prefer to see a new MSG on that site.

625 Madison is going to be an office tower designed by Foster.

They switched from condo/hotel to office, which resulted in a shorter building. I first reported this in Post 286 when I walked by the site in December and saw a sign declaring that a new office tower designed by Foster will rise there. I suspect that this tower will be between 800 and 1,100 feet tall.

We still don't know that it's chopped in half. The filing for the office tower anticipates more sf than the previous residential tower, though it very well could be a shorter building. They are using a transit bonus to increase the amount, so we haven't seen the full filing as of yet.

It seems that a New Building permit was filed on March 25, w
2026.

It appears to be for a 624 foot building and lists Gensler as the archiect.

I hope the air rights transfers and transit easement at least push this to 900 ft. Sucks that we could have gotten a nearly 1,300 ft. tower.

I agree. To be honest, I’m glad that we’re not getting another stick. The condo version looked lame in my opinion.

Yeah, was not a fan of the high height-to-footprint ratio massing.

Agree that ideally the office plan that's moving forward gets at least another 200 feet added.

Gensler is a top shelf firm. Hopefully we get a really interesting and beautiful facade.

I think that this tower will be at least 900 feet. Also, Gensler may just be the architect of record. Foster is supposedly designing this.

NY Guy might have more insight into this since the DOB filings are somewhat cryptic. They’re often as clear as coded gematria.

GM is about 700', so for a pleasing height contrast alone, 900' would be a good number. Of course I'd take a crown that took it to 1000' without complaint.

I agree. I believe that there are no height limits for this tower, so Related can presumably incorporate very high ceilings to maximize the views on the top floors.

I have faith that this tower will be impressive. I suspect that Related will seek $300/ sf rents.

I love the stick towers, but I also love the thick ones. We need both.

I hope for black glass or limestone.

All that matters is that this is a skyscraper (492 feet tall) so we can catch back up to and surpass Shenzhen for most in the world.

Yes, that's the height that's always been there since the refiling. However, plans for the transit improvement bonus haven't been filed, so it's not complete.

A massing, may or may not be final. There are 2 layers of fencing up, which suggests they are nearing a start to construction. The Foster/Gensler fence remains on the interior. (That 2027 completion aint happening)
