It's gotten to the point where I can tell a Toronto proposal just by looking at it. Someone could show a rendering of just the building without any surrounding context, and I'd be able to say, "Ah, must be a Toronto proposal."

I love seeing the slow growth of the Beltline area as a high-density residential part of Calgary. It's been this kind of progressional slow-burn intensification of the area for the last 15 years with a couple of buildings starting every year and is starting to really see some payoffs.

My brain refuses to accept the possibility of that spot ever being anything but a gravel parking lot beside competing funeral homes. Time will tell how that courtyard turns out. It looks like these would knock down the small office building on the NE corner as well.

More tall towers for Calgary. Any sign of a slowdown like we've seen in other cities?

To your second question, yes, but I think that all but two (?) of those are already under construction.

No slowdown yet per se, as there are 22 high-rises u/c, and many of those fairly recent starts, plus there are an additional 4 others that have applied for building permits (two of those break ground today). After that is anyone's guess. I'm suspecting there will be a slowdown, while inventory gets absorbed.

That's correct. They are both u/c and proposals. The pink buildings circled in green are proposals and the others are under construction.

Sounds like those three buildings circled in green off to the left are starting construction as we speak.

Those are butt ugly and, given the girthy floor plate, the ugliness continues with the unit layouts. Is there some sort of international student/ temporary resident boom happening in Calgary like we see in Southern Ontario? Without any context, someone could confuse those renderings with being in Kitchener or a less quality Toronto.

I guess there's a chance the units are huge over typical bowling alleys with bedrooms looking out at the living room

Wherever there is rail transit in Toronto is an opportunity for land banks to submit skyscrapers. This is too nice to happen and that's acknowledging the landscaping looks pretty useless. They will revise with more towers down the road.

I'm mixed on those twins. I think the finished product will be quite pleasant to look at but the renderings don't suggest it.

I haven't really been following the progress of Downsview at all. I never really thought anything of interest would be proposed residential wise. This is really promising. I'm most impressed with design having a pedestrian promenade as the main spine of the district. It actually looks like it could be a nice place to visit.

It's too bad the subway is located adjacent to the sire and not in it. This might be a good opportunity to try out some people mover tech to move people from key pick up points to the subway station.

Allies and Morrison, a UK-based architecture firm, is behind a number of masterplanned, multi-tower projects that dot Toronto's inner suburbs. None of them are under construction, but they're all at various stages of planning:

- The Downsview site is the latest, but there's also:

- 2150 Lake Shore in Etobicoke's Humber Bay

This one won't impact the skyline, but they have a masterplan for some of the lands at Woodbine racetrack that is midrise in nature:



I'm not sure if these projects will be built to their full extent, and when, but they all have a very British look to them, and they will stand out in the skyline of the western inner suburbs where they're all located. You'll actually be able to see them from one another, especially since the buildings are placed at non-orthogonal angles to the city's grid, so they'll stand out due to their shape and red brick materials. They're also all located next to a new GO train station, which is how many people will arrive to them.

I've said before that Toronto and other Canadian cities have been gradually drifting away from the US in look and feel, and in Toronto the feel of the city and how it's experienced has become markedly more like London in recent years. There's the youth culture and slang - which is a coincidence of similar immigration patterns and ethnic mixing - but architecturally and transport-wise, the sensation of gliding across the city on an elevated commuter rail line across a landscape of tightly-spaced red brick semis with these types of highrises, designed by British architects, in the distance is very London-coded.

Reminds me of the the Allies and Morrison designed proposal for Calgary. I guess Allies Morrison has a type!

The Humber Bay stuff isn't too bad although I feel like they need more than an infill GO station. Well, at least until GO gets a lot more frequency. Looks better than the existing HB developments since there are more interesting angles that don't have everything oriented in the same direction. Plus there's more interesting colours and materials. Not sure how good a view some of the towers would have though.
