Chicago has a *ton* of former industrial land ringing downtown, as well as large tracts that was home to former public housing mid rises and high rises. Development progress has been steadily digesting this vacant land, but there is so much of it that it will take many decades to fully redevelop.

I personally like it that Chicago isn't too dense. It's more pleasant walking around Chicago than NYC IMO. It's still dense enough to give us amazing skyline photos.

Anyone know what kind of damper they are using up top to reduce wind sway?

^ I couldn't find a source for it either-- I'd imagine it's a water-tank slosh damper, like One Chicago, NEMA and St Regis. It's probably more expensive to install the older suspended-steel mass dampers like Park Tower has-- not sure if they have some major advantage over slosh dampers (besides the cool factor)

Also, bad news everyone, 400lsd has up and vanished

ngl, I low key love how this building, from a variety of angles, is covering up some skyline blemishes. Maybe not entirely, or perfectly, but the effect is enough to make an already handsome building just a bit sweeter.

According to Chicago YIMBY in Oct '25 "the team hopes to break ground this coming spring and complete construction by mid-2027" - but that is to the extent of my knowledge lol.

Can someone refresh my memory on the park requirements?

I thought I recalled that the park needs to be done by a certain time or maybe before they start phase II. If the latter is true, then this gives us a bit of a timeline/limit to the second phase.

Insanely beautiful shots as usual, Nick. Never worry about your pics being too big haha!

I'm digging how those thick corner cladding pieces are revealed by each setback, sorta like each is its own pocket. Very satisfying.
