I think it's a mistake to lease the concession to the same operator… if you're also running a higher-end restaurant upstairs, there's no incentive to keep it open.

I mean that's if there was a healthy market for a concession only restaurant operator. The restaurant is forced to operate the concession as part of their contract.

Except that in the case of Boathouse, they rarely opened it at all…

Just read an article saying the concession was optional for the restaurant lease.
