I think with the addition of the Helix development, we are starting to see the transformation of New Brunswick into a solid node for the NY metro area. It has an excellent proximity rail wise to NYC.

Also big college town. Lots of talent, big on the science-medical research side of things. Also poppin' night life. Been to esquina latina many times, great place. NB has the elements of what can be an awsome city. Diversity, jobs and various industry sectors in its proxies, and rail rail rail!
