I suspect the Demo was only completed because the empty building became a homeless camp and a safety hazard. The site plan has been expired for quite awhile. But that's not necessarily a death knell because expired site plans sometimes come back to life or get resubmitted.

Maybe some positive vibes; they still have Austin (plus Dallas and a few other unopened locations) on their map...

The site plan application recently went back into review after being expired for a year. That's highly unusual. Hilton bought Graduate around the time the site plan App expired. Maybe the change in ownership had something to do with the delay, but now there is more money behind this.

The site plan was updated a couple weeks ago. The latest version lost two floors and 22 feet.

The site is currently being used as parking for the crew working on Tru by Hilton (formerly G studently housing), its expected to be complete by March 2026.

The Graduate developers have never been in hurry to build this. So I don't think they will want to start before the Tru no longer needs the site. Plus Hilton owns the Graduate brand which means they wouldn't kick themselves off the site.

Not seeing the Memoir branding on the new rendering. Interesting. Did they fold that into the general Graduate brand or will it not have a residential component?

The current plans are 194 hotel rooms and 206 apartments. We don't have a current rendering, but the separate entrances can be seen in the new elevation. The ground floor drawing in the latest site plan also has separate residential and hotel lobbies.
